<br />PLANNING COMMISSION DECEMBER 11, 1984 PAGE 2 <br />2) Bryant Stratton Business Institute, 26700 Brookpark Ext. <br />Review of altered parking layout. <br />This proposal had been submitted previously., but Federated Department <br />Stores (Gold Circle) had objected since some.of the parking involved <br />was not under lease to Bryant Stratton. Letter from Federated was <br />read stating that they now approve of the plan. E. Hatters of Ray <br />Fogg Building'Methods and R..Anderson of Bryant Stratton explained that <br />additional parking will be added on west side of parking lot; berm on <br />the west.property l.ine will be reduced-and lowered; shrubs and grass <br />iaill be planted on top (berm is now unkempt.); some light poles and fire <br />hydrants.must be relocated. Traffic'flow will be changed so that Gold <br />Circle traffic will be directed to the east and this westerly portion <br />will be for Bryant Stratton parking. Proposal was explained to adja- <br />cent neighbor, Mr. Klimcowitz, who had no objection since remaining <br />mound will still shield his property. Safety Department had reviewed <br />the proposal when it was first presented. Assistant Law Director <br />Dubelko was satisfied there was no problem with the lease parking <br />arrangement. J. Burns moved to approve the Bryant Stratton plans to <br />alter the parking layout, seconded by E. Traczyk, and unanimously <br />approved. <br />3) Adon Equipment Company, 23904 Lorain Rd. <br />Proposal to construct storage building on rear of property. <br />Mr. Burik, Architect, and W. Cleveland, contractor, explained that this <br />is a_3,000 sq. ft. metal storage building with open bays on the east <br />and will be used for storing_construction equipment which is now out- <br />side. Building will be in rear of proper:ty, at least 300' off Lorain <br />Road. Area.around .building will remain gravel, no paving.is planned:-.- <br />Water main.will be installed:in rear and fire hydrant will be installed. <br />Neighbor to-rear, B. Burknett, viewed plans. He has no..objection but <br />would like ramps stored inside if possible, since he can see those <br />from his house. They cannot put.everything-under-cover, but will store <br />as much as possible. Commission would like Engineering to review to <br />determine if retention system should.be required. T. Morgan moved <br />that the proposal to construct a storage building on rear property of <br />Adon Equipment Co., 23904 Lorain Rd. be referred to the Architectural <br />Board of Review, also to refer to the Engineering Department for the <br />study of drainage and-to the Safety Department-for-review of existing <br />hydrant locations.and any recommendations thereof, seconded by B. Gorr-is, <br />and unanimously approved. <br />IV. NEW DEVELOPMENTS AND SUBDIVISIONS: <br />1) S. C. Subdivision, location is the northeast corner of the intersection <br />of Tallwood:Drive with Canterbury Road. <br />Consists of..splitting off 81.00 feet from the rear property lines of <br />parcels 232-31-17 and 232-31-18, which front on Canterbury, thereby <br />creating another parcel which fronts on_Tallwood Dr. <br />City Engineer Schaller statetl that-rear portion of two lots facing
