Also request special permit to add to non-conforming <br />building. Special permit required Ord. 62-33, Section 1231.02 <br />B1 & B2. <br />Chairman Remmel called all interested parties before the Board. <br />The oath was administered to Mr. Vert, representing Gound Round. <br />He explained that his client had asked if a variance could be <br />granted for the opposite side of the building, as well as the <br />originally requested variance. He explained that he would then <br />have to increase the parking area, but there was enough land <br />available in the rear of the property for that. The Board does <br />not believe that they can act on this second request since there <br />is no definite proposal for the additional parking. It was ex- <br />plained that the existing building is non-conforming because it <br />has a 25' set back (50' is required) and the addition will also <br />have a 25' front set back. Mr. Vert explained that there would <br />be enough parking to conform to code since the parking lot has <br />been redesigned. T. Restifo moved to grant the 25' set back var- <br />iance and special permit conditioned upon meeting the parking <br />requirememts and also the variance and special permit are to be <br />based on the plans submitted for the south east corner of the <br />building only, seconded by L. Horvath, and unanimously approved. <br />Variance and special perrsit granted. <br />3. Richard Sopata, 24834 Lorain Rd. <br />Request special permit to add to existing non-conforming dwelling <br />(front set back) in order to remodel for office use. Special <br />permission required Ord. 62-33, Section 1231.02. <br />Chairman Remmel called all interested parties before the Board. <br />The oath was administered to Mr..Sopata, Mr. Rich, representing <br />J the owner of the property, and Mr. and Mrs. Martinez, 4208 Colum- <br />bia Rd., adjacent neighbors to the rear. Mr. Sopata explained <br />that the existing dwelling will be remodeled for office space <br />and an addition constructed for garage and storage for his gen- <br />eral contracting business. There will be no heavy equipment on <br />the property. It was:explained to the residents that there would <br />be over 200' from the rear parking area and their property, and <br />also that the property is zoned General Retail and this proposal <br />is a permitted use. L. Horvath moved to grant the special permit <br />conditioned on the parking area as outlined in the print must meet <br />the city specifications for paved parking, seconded by E. Graves, <br />and unanimously approved. Special permit granted. <br />4. Paul Kortowich, 4652 Brendan Circle (vacant lot) between 4666 <br />Brendan Circle and 23465 Elm Rd. <br />J Request for variance (1133.13). Request 7' rear yard variance. <br />Violation of Ord. 62-33, Section 1163.01. Also request 125 sq. <br />ft. variance for house.' Violation of Ord. 62-33, Section 1153.03.
