(east of Ponderosa). <br />Proposal to construct emergency care facility and medical office <br />building. <br />(Landscape plan and site plan approved by the Architectural Board <br />of Review, January 19, 1983). <br />Mr. J. Scott of Kohanski and Associates, Architects, presented a <br />preliminary plan of the building as it will now be. He explained <br />that since the first Planning Commission meeting the plans had <br />been changed because of the topography so that the front section <br />of the building is now a mirror image of the originally submitted <br />plans. The Architectural Board of Review approved the site plan <br />andlandbeape plan (with conditions) but wanted the exact building <br />plans and color rendering re-presented at the next meeting. The <br />front part of the building will be a primary or emergency care <br />facility (with extended hours) with one or two doctors, and X-ray <br />and laboratory facilities. The rear portion will have two suites <br />on each floor with 1 or 2 doctors per suite. Parking plan includes <br />the 5' concrete strip with 3' overhang for cars which will elim- <br />inate bumper stops as originally suggested by the Commission. It <br />was pointed out that two segments of the adjacent King's Path <br />condominium driveway encroach on the.proposed site and a fire <br />hydrant is located where the lower part of the drive-; "Y's" into <br />the right of way and that a utility pole is located a few feet <br />to the west of the hydrant. Assistant Fire Chief Limpert stated <br />that their equipment has been using the encroaching drives and <br />that if the condominiumu drive were the only one available, the <br />tire hydrant would have to be moved 12' to the west. The Police <br />Department reported that they had no problems with the proposal, <br />but that perhaps an existing bus shelter would have to be re- <br />located. The developers plan to retain the shelter. It was <br />also noted that emergency vehicles entering the site would use _ <br />the western most drive and the eastern drive (adjacent to King's <br />Path's driveway) would be exit only. The Commission questioned <br />whose responsibility it would be to move the hydrant, and where <br />the King's Path driveway should be located. Building Commissioner <br />Gundy advised that when the property was subdivided, a 20 or 25' <br />strip probably had been retained for a driveway. He also sug- <br />gested that the Engineering Department be-requested to make a <br />location study ofi the fire hydrant in relation to the access or <br />easement to King's Path. Mr. Scott stated that the 1978 or 1979 <br />survey that he was using showed the western most edge of the con- <br />dominium 5' off the property line. Council Wilamosky questivned <br />why, at the time of the subdivision, the hydrant was allowed to <br />remain in the driveway. B. Gorris moved to continue the Emergency <br />Medical Center until the next meeting of the Planning Commission <br />and request that the Engineering Department make a survey as to <br />the exact location of the existing fire hydrant and utility <br />pole and the exact relationship of the existing King's Path main <br />drive to the lot line of the plot on which the Emergency Center <br />is proposed; and also, to request that the Law Department re- <br />search any problems that could exist if the engress and egress <br />v
