Flanagan Assembly Plat <br />Combining of two (2) parcels, 232-10-59 and 60, located at the <br />northwest corner of the Lorain and Porter Road intersection. <br />Dr. Flanagan stated that he has bought the corner property ad- <br />jacent to his and he wants to assemble the two properties,,.how- <br />ever at this time he has no definite building plans. He has <br />hired R. Mongello, architect, to study the situation and make <br />recommendations. The Commission questioned the legality of <br />assembling a property which would then have two separate free <br />standing buildings on one property, without any definite plans. <br />Dr. Flanagan stated that he would like the property assembled <br />even if he did no remodeling. The Commission would like the <br />Law Department to research this to determine if there would be <br />any problems with the assembly. Mr. Roberts stated that these <br />are two small non-conforming parcels and since the frontage re- <br />quirements in the General Retail Area is now 150', this assembly <br />would give them frontage which is closer to code requirements. <br />T. Morgan moved to continue the Flanagan Assembly Plat until we <br />have an opinion from the Law Department relative to the lia- <br />bilities which may occur by assembling a plat prior to viewing <br />a proposed plan, seconded by J. Brown, and unanimously approved. <br />3. North Olmsted Rosewood Estates Resubdivision, located on the <br />north side of Gessner Road west of Columbia Rd. (originally <br />approved as Gertsma Construction Co.). <br />Tao (2) sublots proposed from parcel 231-19-12. <br />It was explained that both lots will conform. Sidewalks will be <br />installed after lot is developed. Relocated S.R. 252 had been <br />planned through this lot, however, a letter was sent from the <br />Ohio Department of Transportation which stated (in part): "... <br />the relocation of S. R. 252 from S.R. 10 (Lorain Road) to Rose Rd. <br />has been removed from the States program. Therefore, the necessary <br />funds to acquire this parcel are not available to the Department <br />, at this time." They have removed their former objection to issu- <br />ing a building permit for that property. B. Gorris moved to ap- <br />prove the North Olmsted Rosewood Estates Resubdivision proposed <br />by Mr. Gertsma, realizing that by the realigning of this sublot <br />1B that the westernmost property line of this lot, is the western- <br />most right-of -way line of proposed relocated S.R. 252, seconded <br />by J. Wixted, and unanimously approved. <br />4. Barry A. Levett Assembly Plat, located on the south side of Lorain <br />Road abutting Red Lobster Restaurant on the east. <br />Combining of two (2) parcels, 237-5-11 and 237-5-12, into one (1) <br />lot, which is the site of the House of Lights, which was approved <br />by Planning Commission on 6/28/83. <br />This assembly is required.prior to building the House.of Lights, <br />approved by Planning Commission on June 28, 1983. J. Wixted moved <br />to approve the Barry A. Levett Assembly Plat combining two (2)
