The 4 /story office building has been rotated 90 degrees to provide more open space and to alleviate the tunnel-like drives which . would develop with the construction of the other large struc- tures. There will be surface parking only for this phase. Re- tention systems will be developed for each phase. Building will be sprinklered. This plan is to be sent to the Fire Dept. for review since they had been unable to comment on original Safety Department report because of lack of detail on develop- ment plans. The Commission request that the Engineering De- partment and Safety Department also review the final plans. J. Burns moved to refer Phase 1 final plans of the Great Northern _ Corporate Center to the Architectural Board of Review, seconded by J. Brown, and unanimously approved. (3) Brennan Auto Body, 25044 Lorain Rd. Proposal to construct additions to body shop and to Kovachy's Auto Parts store. Mr. Brennan explained the plans for the additions to the two aliutting buildings. A special permit to add to non-conforming buildings had been approved-by the Board of Zoning--Appeals on June 1, 1983. One addition will be for storage for the auto parts store and the other for the.addition to the body shop. Access to body shop will be through--the-adjacent condominium drive £or which there is an easement. B. Gorris moved to re- fer the Brennan Auto Body proposal to the Architectur.al Board of Review,-seconded by J. Roberts, and unanimously approved. (4) Great Northern Dodge, 26100 Lorain Rd. Proposal to construct detached building for body shop and parts store on exisitng dealership property. Charles Taylor and K. Hendershot presented revised site plan for detached metal building with a gabled roof. Area is fenced in and is conforming. The lot at that point is gravel but could possibly be paved later. Assistant City Engineer D. McDermott advised that if area is paved a retention system may be required. Mr. Roberts questioned if there is a gas well on the property; none were shown on site plan. Detailed building plans were not available but will be presented to the Architectural Board. J. Roberts moved to refer the Great Northern Dodge proposal to the Architectural Board of Request and requests that the En- gineering Department verify that there is no gas well on property,' seconded by J. Burns,-and unanimously approved. (5) Taco Bell 24247 Lorain Rd. Proposal to construct drive-thru window. Mr. K. Andrejasek, construction manager for Taco Bell explained that there will be a 12' driveway for window, 4 parking spaces will be eliminated; restaurant seats 44 people, and reduced parking should conform to code.
