.?.1?? -? <br />+ PLANNING COMPIISSION OCTOBER 11, 1983 PAGE 2 <br />Mr. G. Richland and Mr. Carlisle of Great Northern explained <br />? detailed plans for Phase A-1 of the Corporate Center. The 4 <br />/story office building has been rotated 90 degrees to provide <br />more open space and to alleviate the tunnel-like drives which <br />. would develop with the construction of the other large struc- <br />tures. There will be surface parking only for this phase. Re- <br />tention systems will be developed for each phase. Building <br />will be sprinklered. This plan is to be sent to the Fire Dept. <br />for review since they had been unable to comment on original <br />Safety Department report because of lack of detail on develop- <br />ment plans. The Commission request that the Engineering De- <br />partment and Safety Department also review the final plans. J. <br />Burns moved to refer Phase 1 final plans of the Great Northern <br />_ Corporate Center to the Architectural Board of Review, seconded <br />by J. Brown, and unanimously approved. <br />(3) Brennan Auto Body, 25044 Lorain Rd. <br />Proposal to construct additions to body shop and to Kovachy's <br />Auto Parts store. <br />Mr. Brennan explained the plans for the additions to the two <br />aliutting buildings. A special permit to add to non-conforming <br />buildings had been approved-by the Board of Zoning--Appeals on <br />June 1, 1983. One addition will be for storage for the auto <br />parts store and the other for the.addition to the body shop. <br />Access to body shop will be through--the-adjacent condominium <br />drive £or which there is an easement. B. Gorris moved to re- <br />fer the Brennan Auto Body proposal to the Architectur.al Board <br />of Review,-seconded by J. Roberts, and unanimously approved. <br />(4) Great Northern Dodge, 26100 Lorain Rd. <br />Proposal to construct detached building for body shop and <br />parts store on exisitng dealership property. <br />Charles Taylor and K. Hendershot presented revised site plan for <br />detached metal building with a gabled roof. Area is fenced in <br />and is conforming. The lot at that point is gravel but could <br />possibly be paved later. Assistant City Engineer D. McDermott <br />advised that if area is paved a retention system may be required. <br />Mr. Roberts questioned if there is a gas well on the property; <br />none were shown on site plan. Detailed building plans were not <br />available but will be presented to the Architectural Board. <br />J. Roberts moved to refer the Great Northern Dodge proposal to <br />the Architectural Board of Request and requests that the En- <br />gineering Department verify that there is no gas well on property,' <br />seconded by J. Burns,-and unanimously approved. <br />(5) Taco Bell 24247 Lorain Rd. <br />Proposal to construct drive-thru window. <br />Mr. K. Andrejasek, construction manager for Taco Bell explained <br />that there will be a 12' driveway for window, 4 parking spaces <br />will be eliminated; restaurant seats 44 people, and reduced <br />parking should conform to code.
