PLANNING COMMISSION OCTOBER 11, 1983 PAGE 4 <br />building proposal. Variance was granted on ?t-a?rer--r 1983 for <br />; square footage and width of lot to be subdivided (front portion <br />? of property is leased to Sunoco). Commission had questioned the <br />1 procedure of a variance being granted for a subdivision prior to <br />1 being presented to Planning Commission which is the platting <br />authority of the City. Mr. Gorris stated that he could not see <br />why the subdivision proposal should even come before Planning <br />Commission when lot lines had already been approve?a?'R??rts <br />stated that the subdivision of this large parcel`"`'?? limit <br />future development of the property when the Sunoco lease has run <br />out. Assistant Law Director Dubelko stated that the proposal <br />would seem to meet criteria of Ord. 79-139, Section 1000.07 (d). <br />Mr. Mongello stated that there are many commercial lots in the <br />City which are below minimum requirements of present Zoning <br />Ordinances. These are lots which were subdivided prior to the <br />adoption of the present Codes. He also pointed out that the <br />area is paved and is used as a parking lot for tractor-trailers <br />and that the adjacent condominium association is pleased that <br />the property is to be developed. Mr. Mongello presented a mo- <br />de1 of the building. Office will consist of 4 suites, Mongello's <br />office is approximately 5,000 sq. ft.; the rental suites will be <br />approximately 1,000 sq. ft. per unit. There will be two drives; <br />rear parking area will be for employee parking and front area for <br />clients. Architecture of building will be compatible to Sunoco <br />station. Mrs. Kristoff,_a neighbor, stated that-she had pro- <br />blems getting out of her drive now and the addition of 2 more <br />drives would add to the congestion: Clague Road will be widened <br />at that point and this problem should be somewhat alleviated. It <br />was pointed out that there would be 7 exits within about 500 feet. <br />Mr. Morgan stated that an office building would be a good buffer <br />between the retail business area and the adjacent residential <br />area. Commission is still concerned that variancesare granted <br />prior to presentation Planning Commission and is still opposed <br />to creating comnercial lots which are smaller than minimum re- <br />quirements. B. Gorris moved to refer the Mongello proposal to <br />the Architectural Board of Review for their input and to the <br />. Safety Department for their input, seconded by J. Roberts. Roll <br />- call on motion: Gorris, Roberts, Brown, and Morgan, Aye. J. <br />Surns abstained. - B. Gorris moved to table the question of the <br />Mongello subdivision until the return.of the plans from the <br />Architectural Board of Review, seconded by T. Morgan. Roll call <br />. on motion:.- Gorr-ts, _:Morgan,_ :Roberts,. Brown, Aye. -.. J. Burns ab--, <br />stained. <br />IV. NEW DEVELOPMENTS AND SUBDIVISIONS: <br />(1) Clague-Lorain Subdivision,-located at the northeast-corner of <br />the Lorain/Clague Intersection (Sunoco Gas Station). (Tabled <br />September 13, 1983). <br />Proposal is to subdivide parcel 231-12-17 into two (2) sublots. <br />Variance approved by Board of Zoning Appeals July 6, 1983)_. <br />See discussion above Section III, item (8).
