PLANNING COMMISSION OCTOBER 25, 1983 PAGE 4 <br />(8) Edward J. Flanagan, 27712 Lorain Rd. <br />Proposal to construct addition to existing buildings. <br />Dr. Flanagan and R. Mongello stated, in referance to the Architec- <br />tural BoardTS recommendations, that telephone wires are going to <br />be moved, and some type of screening will be installed to conceal <br />meters, if cost of moving them is prohibitive. Property in front <br />of addition will be landscaped. B. Gorris moved to approve the <br />Edward J. Flanagan proposal for a medical facility. and construc- <br />tion of addition to existing buildings as submitted and with the <br />recommendations of the Architectural Board of Review, seconded by <br />J. Burns, and unanimously approved. <br />(9) Mongello and Associates Office Building, located north of the <br />northeast corner of the Lorain/Clague intersection on Clague Rd. <br />(See Item 1 of NEW DEVELOPMENTS AND SUBDIVISIONS). <br />Proposal to construct office building. <br />Mr. Mongello explained that trash containers had been relocated as <br />recommended by the Architectural Board of Review to improve egress <br />from the last two parking spaces in the southeast corner of parking <br />lot and also mechanical units on roof will be screened on east <br />and north side. Safety Department reported no serious objections <br />to plans, but suggested that road improvements and lane additions <br />be made in order to ease this currently congested area. Subdivision <br />was discussed at this time. Variance has been granted and use for <br />property is d6sirable, and remaining portion of property (Sunoco <br />station) is still large enough to develop further if Sunoco does <br />not continue to lease. Mr. Mongello stated that if Sunoco does <br />not renew its lease, he has first option to buy property, and his <br />office building has been designed to be compatible with station. <br />In referance to Planning Commission comments at the meeting of <br />October 11, 1983, Mr. Gundy advised the Commission that he has a <br />legal opinion from 1966 upholding procedures of sending non- <br />conforming proposals to the Board of Zoning Appeals prior to <br />Planning Commission's review. Commission would like this pro- <br />cedure revised where platting of land is concerned and would like <br />to work more closely with the Board of Zoning Appeals on such <br />proposals. T. Morgan moved to approve the construction of the <br />office building for Mongello and Associates with the recommenda- <br />tions of the Architectural Board of Review, seconded by J. Brown. <br />Roll call on motion: Morgan,. Brown, Gorris, Roberts, and Wixted, <br />aye. J. Burns, abstained. <br />IV. NEW DEVELOPMENTS AND SUBDIVISIONS: <br />(1) Clague Lorain Subdivision, located at the northeast corner of the <br />Lorain/Clague Intersection (Sunoco Gas Station). (Tabled at <br />October 11, 1983 meeting.) <br />Proposal is to subdivide parcel 231-12-17 into two (2) sublots. <br />(Variance approved by Board of Zoning Appeals on July 6,*1983). <br />See discussion above. T. Morgan moved to approve the Clague Lorain <br />Subdivision for which a variance was approved by the Board of Zon- <br />ing appeals on July 6, 1983, seconded by J. Roberts. Roll call on
