.A? , .
BOAR.D OF ZONING APPEALS APRIL 7, 1982 PAGE 2
per platted lot). Crestmont agreed to make sign 4f1 (originally
approved as a pole sign), a ground sign. So one pole sign would
need a variance, however the Board wants the total sign area to
be within the Ordinance (468 sq. ft.). In order to utilize the
factory's standard sized signs the Board agreed that instead o£
two 50 sq. f_t. pole signs, they would accept one 4` x 8' (32 sq.
ft.) pole sign and one 5' x 14' (70 sq. ft.) pole sign. R. Bugala
moved to grant a variance for Crestmont Toyota, Porch, Audi for
one additional pole sign and that the Toyota pole sign be 5'x14'
and that the Porche-Audi pole sign be 4' x 8' and that this will
be under the total signage allowed by code for the property invol-
ved, seconded by E. Graves, and unanimously approved. Variances
granted.
2. Jerry Silverman's Carpet Mill Outlet, 26103 Lorain Rd.
Request for variance (1133.13). Request 30 sq. ft. variance for
addition to existing pole sign (Color Tile) and 60 sq. ft.
variance for total sign area. Violation of Ord. 62-33, Section
1225.02. Also, request 7 sq. ft. variance for wall sign located
at rear of building (2nd frontage). Violation of Ord. 62-33,
Section 1221.06 E. Previous variance denied January 6, 1982.
Chairman Remmel called all interested parties before the Board.
The oath was administered. Mr. Silverman stated that the ex-
isting rear wall.sign would be removed and that all other illegal
signs are now gone. He stated that east bound traffic could not
see the wall sign because the view is obstructed by the building
to the west. Mr. Bugala asked if a variance could be granted on
the condition that the variance could be revoked if any signs were
ever installed which did not conform to the codes. Law Director
Gareau advised that the variance could be so conditioned. Mr.
Silverma.n stated that if the variance is granted for the pole
sign no other signs would ever be necessary, and he would agree
to such a condition. Mr. Bugala stated that he would be more
favorable to a variance on the pole sign if the rear sign would
be made to conform to the Ordinance. Mr. Silverman stated that
this sign had been purchased from another company which had gone
out of business. Mr. Remmel suggested that the pole sign could
be made smaller by eliminating the word "open" and that the ap.- '
pearance would be improved if the sign was-the same length as
the Color Tile sign. C. Remmel moved to approve the variance for
the Jerry Silverman Carpet Mill Outlet pole sign with the con-
dition that it be exactly the same length as the color tile sign
and to granG the 7 sq. ft. variance on the rear sign, and that
both variances are conditioned upon his compliance with all Sign
Ordinances and in any case of a violation the above variances
will-be revoked. It is to be noted that Mr. Silverman agreed to
the above condition, seconded by L. Horvath, and unanimously
approved.- Variance granted.
