F <br />BOARD OF ZONING APPEALS FEBRUARY 3, 1982 PAGE 2 <br />is an older building and that it is almost as wide as the frontage <br />of the lot which restricts the signage since the amount of signage <br />allowed is based on the frontage of the lot. Mr. Justice, the <br />owner of both businesses, stated that the original request had <br />been for two 4' x 8' signs, and that he was still willing to put <br />both of these signs on the Rent-A-Heep pole if the Board believed <br />that this would improve the appearance of the signs. The Board <br />agreed that this might be more satisfactory. L. Horvath moved to <br />grant the variance providing that the signs be placed on top of <br />the Rent-A-Heep sign, and that there be one sign only, and also <br />with the provision that if any of the three individual businesses <br />on the property should leave the sign must then conform to code, <br />seconded by R. Bugala, and unanimously approved. <br />3. Water Bed City (First Neon Signs), 4687 Gr. Northern Blvd. <br />Request for variances (1133.13). Request for variance (1133.13). <br />Request 60 sq. ft. variance to replace faees in exisitng sign. <br />Violation of Ord. 61-33, Section 1225.-2. <br />Chairman Remmel called all interested parties before the Board. <br />The oath was administered. Mr. Kub, of First Neon Signs and <br />Mr. Cook of Water Bed City explained that the existing sign was <br />oversized and they merely wanted to change the faces since the <br />cost of a new sign would be prohibitive. Mr. Kub stated that in <br />order to conform they would have to make a new sign. This sign <br />was purchased from the original owner. The Board agreed that this <br />sign lo.oked out of place with others in the shopping plaza. C. <br />Remmel moved to grant the variance, seconded by R. Bugala. Roll <br />call on motion: Remmel, Bugala, Horvath, Wasniak, and Graves, <br />Nay. Motion failed to pass. Variance denied. <br />4. Joseph T. Fiorentino, vacant lot. east of 30791 Lorain Rd. <br />Request for variance (1133.13). Request variance to use property <br />for purpose of selling firewood and property has no principal or <br />primary use. (not developed). Violation of Ord. 62-33, Section <br />1173.02 K. <br />Chairman Remmel called all interested parties before the Board. <br />The oath was administered. Mr. Fiorentino explained that there <br />would be no buildings for his business and that some of the wood <br />would be cut on the lot. It was explained that if there were a ` <br />building on the lot, selling and cutting firewood would.be a per- <br />mitted use. It was observed that the property was for sale, <br />however, it has been on the market for almost 6 years. M. Gareau <br />adY.isQd that the variance could be granted with the stipulation <br />that it would expire with the sale of the property. Mr. Remmel <br />stated that he would prefer to see the variance renewed every <br />year. C. Remmel moved to grant the variance with the condition <br />that the variance be renewable every year starting June 1, 1983, <br />and also, with the condition that the va.riance ceases when the <br />property is transferred to a new owner, seconded by R. Bugala, <br />and unanimously approved. Variance granted.
