PLANNING COMMISSION APRIL 27, 1982 PAGE 2 in that the size of the building has been enlarged to 16' x 50' in order to accomodate a mini-grocery store, and the canopy will be 10' longer. Set backs conform to all codes, a retention system will be installed and permission has been granted to_.tie into Basco's sewers, traffic pat- tern will remain the same. J. Roberts moved to refer the Gastown gas station proposal to the Architectural Board of Review, and to the Safety and Engineering Department for their review and comments, seconded by J. Brown, and unanimously approved. (3) Arby's Restaurant, 26368 Lorain Rd. Proposal to construct drive-thru window. G. Draeger, Architect, explained the plans for the drive- thru window. The seating will be reduced to 40, mainly because 40% of the business willthen be conducted through the proposed window. Mr. Gundy.advised that there will be 13 parking spaces in excess of the code. Since there is a combined drive between Arby'sand.the adjacent Milton's Restaurant, the Commission is concerned about the traffic pattern through the diive-thru., and how it would affect adjacent drive and parking at Milton's. Mr. Georgalis, the owner of Milton's, agreed that this will create problems with his drive unless he could have his exit behind Arby's to Silverdale Rd. The Commission also is concerned about the guard rail that is to extend into the front set back and will divide the two properties. Mr. Draeger sug- gested that the Planning,Commission could be be instru- mental in arranging an agreement between the two parties concerned. The Commission requested that an overlay of the parking and traffic patterns be made of the two properties and that this be submitted to Planning Commission.. B. Gorris moved to refer the Arby's proposal to construct a drive- thru window to the Architectural.Board of Review and also propose that the Architect present an additional drawing overlaying the existing Milton's property and parking • spaces on top of the new one and showing the overall traf- flow; pattern and total parking spaces, and also suggest that attention be given to the five parking spaces im- mediately south of the building especially in light of the fact that they are proposing two way traffic there; at the same time I would like to send this proposal on to the Safety Director and Engineering Department for any imput that they may have,, the overlay should also be sent to all parties concerned, seconded by T: Morgan, and uanimously approved.
