1- <br />PLANNING COMMISSION APRIL 27, 1982 PAGE 3 <br />Mr. Tarr, representing Suburban Auto Body, stated that <br />in reference to the Architectural Review's stipulation <br />number 2, that he was unable to obtain brown rolled roof- <br />ing and regarding number 3, that there is no curb at the <br />parking area, and that this parking had been existing this <br />way since the inception of the business (prior to the <br />Ordinances). Assistant City Engineer D. McDermott stated <br />that with the widening and repaving of Dover Center, there <br />would be a defined curb and theze would have to be a drive- <br />way into the parking Area. Building Commissioner Gundy <br />agreed that the parking is a legal non-conforming use, and <br />he also pointed out that this is not a continuous in and <br />out situation, cars are stored there until they can be re- <br />paired. Building Commissioner Gundy stated that there is <br />ample parking according to -code. Mr. Tarr explained that <br />Mr. Pappato, the owner, understands that when the road is <br />widened he will have to change the parking area. After a <br />brief discussion it was agreed that they could shingle the <br />roof instead of using rolled roofing. T. Morgan moved <br />that the proposed addition to the Suburban Auto Body be <br />approved with the following recommendations of the Archi- <br />tectural Board of Review: (1) that the mansard roof of the <br />new addition extend for 28' over.the face of the existing <br />structure which is at the same plane of the new addition, <br />with brown vertical shingling on the mansard, (2) the shed <br />roof on the north elevation has been agrezd to be covered with brown asphalt shingles or the same that are on the <br />mansard addition, i:nstead of the brown rolled roofing as <br />recommended by the Architectural Board, (3) it is noted by <br />the Planning Commission that the present parking situation <br />is not in conformance with present Ordinances, particularly <br />with the fact that there is no defined driveway for entrance <br />or egress off Dover Center for parking spaces 1 through 13. <br />It is felt that when Dover Center Rd. is widened by two feet, <br />and there is a definable eoncrete curb installed, that the <br />total parking situation at Suburban Auto Body will have to <br />be review and modified to provide a driveway entrance and - <br />parking adjusted accordingly, seconded by J. Roberts, and <br />unanimously approved. <br />(5) Pick 'n Pay Food Palace, Great Northern Plaza (north side of <br />main drive, east of Putt Putt Miniature Golf). <br />Proposal to construct grocery store <br />Heard by Architectural Board of Review April 19, 1982. <br />(6) Chi Chi's Restaurant, Great Northem Shopping Plaza (north <br />side of main_drive, west of Putt Miniature Golf Course). <br />Proposal to construct restaurant. <br />Heard by Architectural Board of Review April 19, 1982.
