Mr. Gundy advised that he <br />liad no problem with the door being cut through the wall. <br />Mr. Morgan suggested using bumper stops along the fence <br />(poles with a chain) at the edge of the parking area. <br />Assistant City Engineer D. McDermott stated that this <br />building is located on 3 separate parcels which must be <br />assembled. Also the southwest corner of the property has <br />drainage problems and he suggested that a continuous curb <br />be installed to eliminate water draining onto property to <br />the rear. He pointed out that the surface is broken up at <br />present and after it is resurfaced there will be more run <br />off. There is no drain on the property. Assistant Law <br />Director J. Dubelko stated that if this proposal was ac- <br />tually increasing the water run off the developer might be <br />expected to provide drainage, however, this is an existing <br />building and the problem has existed for some time; and <br />this is an improvement to the property. The Commission is <br />in agreement that this plan is an improver.ent over what is <br />existing and rather than hold up the proposal they prefer <br />to approve it with the contingency that the developer will <br />have to work out these problems with the Engineering Dept. <br />Ms Shosenburg will have her engineer contact Mr. McDermott. <br />The,only signage planned is a pole sign. T. Morgan moved <br />to approve the plans for the renovation of the structure <br />and the parking lot area for Grandma's Rolling Pin contingent <br />upon a worlcable solution to the drainage problem which <br />exists in the southwest corner of said property, that so- <br />lution to be worked out between the Engineer representing <br />Grandma's Rolling Pin'and the City Engineering and Building <br />Departments. Our recommendation would also be that the <br />sign as presented be passed with the stipulation that the <br />wiring be underground and that Grandma's Rolling Pin would <br />start proceeding for platting the property and making one <br />parcel out of the three existing parcels, seconded by J. <br />Roberts, and unanimously approved. <br />(3) Clark Oil Co. Fix), 28925 Lorain Rd. <br />Proposal to construct canopy over existing gas pumps <br />Heard by Architectural Board of Review 6/16/82. <br />Withdrawn by developer <br />(4) Csapo Dental Lab (Corna and Associates), 25710 Lorain Rd. <br />Proposal to construct Dental Laboratory <br />Heard by Architectural Board of Review 6/16/82 <br />Assistant Law Director Dubelko advised the Commission that <br />this type of business would be considered an accessory to the <br />permitted use of a dentist office and this accessory use <br />does not have to be on the same property (Section .1173.01K). <br />The Commission studied the proposal in conjunction with
