Mr. Ed Burns
of Corna and Associates advised the Commission that the shake
roof which was recommended by the Architectural Board would
be more costly than the gray asphalt roof that had been
planned originally. The Commission questioned why the roof
has to match that of the adjacent building. Mr. Burns ex-
plained the descrepency in the plans for the sky lights.
Tao parking spaces at the southwest section of the parking
area will be eliminated. Assistant City Engineer D. McDermott
needs more information on the sewer easement from their engin-
eer. This wi11 be provided. Air conditioning units will be
screened. R. Perla moved to approve the Csapo Dental Lab
with the provision that the two parking spaces on the south-
west corner of the property be eliminated and also, let the
motion reflect that we do not require that cedar shingles
be used on the roof, and.also the Commission is satisfied
with the placement of the skylights as described by the ar-
chitect.during the review of the south elevation, seconded by
J. Roberts, and unanimously approved.
(5) Burger King, 26270 Lorain Rd. (Added.to Agenda)
Proposal to construct fence. " . Originally approved by Planning Commission February 22, 1982
Building Commissioner Gundy explained that the original plans
for the addition approved by Planning Commission on February
22nd included a fence on the western property line. The
Commission had approved the addition with the recommendation
that: (2) the Commission is opposed to a continuous chain
link fence from the northwest corner of the property to Lorain
Rd. as proposed and as an alternative suggest that a contin-
uous chain link fence be installed from the northwest corner
of the property to the front of Milton's Restaurant (approx-
imately 140° and then from that point to the planter on
Lorain Rd.. we recommend that: 1) a planter be used as a
barricade between and two properties, or 2) brick posts be
installed at a minimum of 10 foot centers with a 4' high
chain link fence between, and that the contractor make this
presentation to the Building, Zoning and Development Committee
on the suggested alternatives,..." The developer subsequently
dropped the proposal for any fence, and has now submitted
an application for a continuous 4' high chain link fence from
the northwest corner of the property to the front of Milton's
Restaurant and then from that point to the sidewalk there
will be 4'6" brick piers 10' on center with 4' high chain link
sections between. This proposal basically conforms to the
Planning Commission recommendation, however the Commission
still requests that this fence should stop at the planting
area and not be continued to the Lorain Rd. sidewalk. Councilman
Woerpel stated that the BZD Committee was not in favor of
any fence in the front set back area, however, there is nothing
in the Ordinances to prohibit one.
