Continued until February 18, 1980. <br />Carlton Place Multi-family Development Sign, Brookpark and C.lague <br />Rd. Heard wi-th building proposal. Continued until February <br />18, 1980. <br />(b) Theisling Office Building, 25700 Lorain Rd. The lighting plan <br />was studied first in conjunction with the sign li'ghting. The <br />Board suggested down lighting instead of spotlights in front of <br />the sign. The Building lights and parking lot lighting should <br />not be on top of building to shine out on Lorain Rd, The site <br />plan and building plans were then discussed. The Board ques- <br />tioned if parking is adequate. They.felt that the driveway <br />should be moved 30' west in order to redesign p arking lot and <br />to accommodate more automobiles and to have larger parking <br />bays. The exterior plans are acceptable but more detailed <br />plans and sainp.les:of building materials are needed. R. Parry <br />moved to approve the building concept of refacing and alter- <br />ations, and that the Architectural Board of Review requires the <br />submittal of the detailed Architectural Plans for the alterations <br />a complete review and redesign of the parking area and resub- <br />mittal of the entire set of completed plans, and that the sign <br />be resubmitted with more detail on the structural design of the <br />ground sign and exact location of the sign, seconded by D. <br />Williams, and unanimously approved. <br />(c) Carlton Place Multi-family Development, Brookpark and Clague <br />Roads. R..Mongello explained that variances had been required <br />and that the developer, Shore West'G-onstruction, had worked <br />with the neighbors in order to arrive at a site plan that was <br />agreeable to all concerned. These will be 2 story townhouses <br />with basements and attached garages, California contemporary <br />styling with brown transparent stained siding, darlcer brown ? <br />trim and multi-colored (predominately brown) roof. The gutters <br />and downspouts will be bonderized aluminum. There will be no <br />dumpsters on the property. P4r. Parry questioned the large roof <br />expanse and also the lack of contrast in colors. Duxing the <br />dis cussion several sugges tions were made by the Board: 1) that <br />the roof area be raised approximately 1 foot on the north <br />e]'e:vation where it meets the gable, 2) that the"D" units facing <br />the B'roo-kpark right-of-way (especially those only 10' from <br />the line) be placed elsewhere, possibly facing the Mastick Rd. <br />residential buffer zone and that "A" or "B" units be put in <br />their place 3) some type of screening along the Brookpark <br />Right-of-Way be installed 4) rework landscaping plan: mass <br />plantings at end of units, consider maximum;growth of bushes <br />and trees, remove clump Birch from smaller areas, change side- <br />walks so that larger planting area remains, remove dwarf yews <br />at entrance 5) Revise site plan: include radii at turning area,
