ARCHITECTURAL BOARD OF REVIEW MAY 19, 1980 PAGE 4
UNFINISHED BUSINESS:
(a) C.arlton Place, Brookp ark, Clague, and Mastick Roads
R. Parry read the minutes of January 21, 1980. Richard
Mongello;,,.Architect, and F. Bower, Shorewest Construction,
explained the revised site plans and the landscaping plans.
The BQard questioned the landscaping between Building #9
and the Brookpark right of way. There is a fence planned
at that area either a split rail or a 5' high board on board
fence. There is some natural landscaping on the Brookpark
right-of-way. The first turning radius off the Clague Road
entrance should be redesigned,,to allow for fire vehicles.
There will be no trash recepta:cles since each unit has a
garage. D. Williams moved to app rove the plans submitted
with the following comments: the Board recommends that
1) The radii in the main drive be studied so as to meet the
requirements of the Fire Department for turning 2) that the
end parking stalls by the tennis courts and pool be splayed
approximately 3 ft. out for extra width, 3) The corner by
building #1 _ the radius at the entrance to the parking area
be increased 4) on the L-1 plan where walks are shown to
"A" unit, recommend that the walk go clear to the building
and the porch edge by the garage and be extended to allow a
wider concrete pad 5) Some study on the typical landscape
plan itself be given to the location of larger shrubs so
that they can be behind those that are smaller 6) add
additional landscaping after development to the "D".:.units
since some of the existing landscaping against the Brookpark
right-of-way may be destroyed by the construction, seconded
by R. Parry, and unanimously approved.
Skating Rink, South side of Mill Rd with one entrance on Lorain
The revised plans incorporating the recommendations of the
Architectural Board of Review on April 21, 1980 were intro-
duced by Mr. Goodworth, the Architect. He explained that
due to b.udgetary considerations and to accomodate the recom-
mendations of the Board, the size of the buil ding has been
reduced. The following changes were made:l)the size of the
the building has been reduced from 28,200 sq. fta to 24,000
sq. ft. 2) A longer portico has been designed along the eastern
length of the building with a 6' sidewalk 3) a protective
canopy along the f ron and part of each side has been included
at the drop off areas 4) The parking aisles adjacent to the
building are widened to provide larger and safer turning
clearance 5) Drive behind the building was eliminated and
only an alcove for rubbish pick-up is included 6) Bicycle
racks are provi.ded at the front. Mr. Goodworth feels this is
a much safer pedestrian area with the addition of the pen-
nisulas on the side of the entranceo The.re is an alternate
