r <br />44J <br />1 <br />PLANNING COMNffSSION JUNE 26, 1979 PAGE 2 <br />Daffy Dan°s, 25311 Lorain Rdo Wall Sign - J. Prokasy moved to approve <br />Daffy Dan's sign as approved by the Architectural Revi.ew Board. <br />After a short discussion regarding the exact meaning of the minutes <br />of the Architectural Review Boaifd, Mr. Prokasy withdrew his motion. <br />Mr. Prokasy then moved to approve Daffy Dan's 3' x 12' facia sign <br />as recomnx-nded by the Architectural Review Board and that would <br />include the logo of the character and the words "Daffy Dan's Tee <br />Shirts of.Cleveland, Ohio" with deletion of the other letters, <br />seconded by W. Ohman. Roll call on motion: J. Prokasy, W. Ohman, <br />R. Bugala, and B. Gorris, yea; J. Roberts and J. Brown, Nay. Motion <br />passed. <br />Companion Pet Center, Inc. , Portable sign - Disapproved by the <br />Architectural Review Board. J. Prokasy moved to disapproved the <br />Companion Pet Center sign, seconded by J. Roberts, and unanimously <br />approved. Sign disapproved. <br />T S A Electronics Co., Inc., 4869 Dover Center Wall Sign - J.Prokasy <br />moved to approve the T S A Electronic's sign as submitted with the <br />stipulations of the Architectural Board of Review, seconded by J. <br />Brown, and imanimously approved. <br />IV. NEW DEVELOPMENTS AND SUBDIVISIONS: <br />(a) Wright Subdivision, North side of Butternut Ridge, west of Dover <br />Center Rd. (27554 Butternut Ridge): Mr. Ben Wright explained <br />the house on the property was to moved 35' on to the proposed sub- <br />lot 2. The house and both lots will conform to the zoning ordinances. <br />J. Prokasy moved to approve the preliminary subdivision as sub- <br />mitted with the requirement that the house be moved on the sublot <br />2 as presented, seconded by J. Roberts, and unanimously approved. <br />(b) Timber Trail, re-subdivision of sublots 65., 66, 67, and 68, off <br />Lorain Road west of Barton Road. Because of an error by the devel- <br />oper, tihey are.now asking to re-subdivide to make 3 sublots out of <br />four of the original ones. The subdivision was studied and dis.- <br />cussed. J. Prokasy moved the Timber Trails Subdivi.sion (sublots <br />65, 66, 67, and 68), seconded by J. Brown, and iuyanimously approved. <br />(c) Park Acres, Northeast corner area of Lorain Rd. and East Park Drive, <br />re-subdivision of sublots 21 and 22 in Fred S. Jones, Inc "Park <br />Acres" parcels 232-8-4, 232-8-5 and.232-8-7 included; two (2) <br />sublots. The Commission questioned the fact that this is a resi- <br />dential area that would abutt commercial property, and could not <br />be used residentially because it has no residential frontage. <br />D. Ledvina, chairman of the Board of Zoning Appeals, pointed out <br />that .at a later time the owners could petition to have the zoning <br />changed to commercial,, the property had no residential use. Mr. <br />Halleen, owner, claimed that this was mot the intention, and that <br />he merely wanted to sell the house on the property and that the <br />potential buyers did not want the entire parcel that abutted the <br />commercial zone, and his intention was to keep the property as a <br />buffer zone between the commercial property and the residential.
