Planning Commission 1-27-76 <br />- 2 - <br />Mr. Shur appeared before the Commission. Under consideration <br />is 280 ft. on Kennedy Ridge Rd, which is residential. Great <br />Northern Partnership plans subdivision into 3 lots. Mr. Mc- <br />Dermott distributed maps showing street as it is and a second <br />drawing showing proposal. Lot sizes were givenm There is <br />remnant lot on rear part of a second parcel involved in mixed <br />use zoning. iqr. Tischler stated the plan creates a land lock- <br />ed parcel in the rear. The three sub lots meet the zoning code. <br />Paper is needed to shov subdivision of L lotso The City Engin- <br />eer will meet with Great Northern Partnership Engineer to clari- <br />fy the matterm Mr. Tischler moved to retain Great Vorthern Part- <br />nership S.ubdivision in committee until further clarification is <br />obtained from the engineer. Mr. Roberts seconded and motion nassed. <br />Ne <br />Old Business <br />(a) Comprehensive Planm <br />Members of Planning Commission have been revieVaing the Plan. Mr. <br />Prokasy gave brief history of Planning Commission's action in re- <br />gard to the Plana Council, however, has the last say in the mat- <br />ter. <br />Mr. Rafeld had two items of recommendation for change. <br />(1) Mixed Use zoning on Lorain Rd. (near John Knox Church). Af- <br />ter discussion N1re Rafeld moved to recommend changing the <br />only Mixed Use district on Lorain Rd, (also known as Colum- <br />bia Village) on the new Comprehensive Plan to Class CHe Mr. <br />Tischler seconded the motion. Roll Call on the motion: <br />Messrs. Rafeld, Tischler, Freeh, Evanoff and Prokasy, aye; <br />Mr. Roberts, nay. Motion passed. <br />(2) The CH zoning across from Bretton Ridge from Elmhurst to <br />Barton. It was a matter of concern that there might be 7 <br />story buildings in this area. P'Ir. Delmar Ernest's letters <br />regarding deed restrictions of the Park Board and Simmons <br />case were read. Traffic in area was cited. After further <br />discussion Mr. Rafeld moved to recommend the parcel zoned <br />CH adjacent to Bradle,y Woods be zoned LB. Motion died for <br />lack of a second. <br />Other changes considered: <br />(3) Industrial lands on Bradley Rd. There is request from <br />residents to have the area zoned back to B residential <br />from industrial. Councilmen Beaty and Goggin said there <br />had been discussion of this matter in Council but no <br />action. After further discussion Mr. Prokasy moved, pur- <br />suant to petition of Oct. 28, the limited industrial sec- <br />tion on Bradley Rd. be redesignated as B residential. Aqr. <br />Evanoff seconded the motion. Roll Call on the motion: <br />Messrs. Roberts, Tischler and Freeh voted nay.
