Bd, of Zoning Appeals <br />May 21, 1963 Meeting <br />Mrs. Alex Toth requested permission to supplement the objections voiced <br />by her husband and called the Board's attention to various other factors <br />which should be considered; eg., manure, cleaning of stables, corralling <br />of horses. She stated that in her opinion the stable would actually house <br />3 or 4 horses and despite the fact that fences might be erected, there would <br />be no guarantee that the horses might not jump the barriers. Mrs. Toth ad- <br />vised the Board that inasmuch as their property is directly to the west of <br />the site in question, if permission for the erection of the stable is <br />granted, their living conditions will be interferred with to a great extent. <br />Their barbecue pit would be situated only 65' from the structure. <br />Mr. Klinite stated that inasmuch as the area involved is residential <br />property, erection as outlined in the appeal would be in violation of the <br />Zoning Ordinance. <br />It was moved by Mr. Klinite that the appeal be denied. Motion seconded by <br />Mr. Byers and unanimously approved. <br />2. Appellant: Wa-lter & Lottie Pelech. Appellant was represented <br />by the followinge <br />Uincent Fornes, Attorney-at-law, Rocky River, <br />Robt. & Geo. Bellan, Bellan & Sons, General <br />Contractors, 588 Kenilworth, Bay Village <br />Carl Andreano,Subu"rban Planners, Great Northern <br />Shopping Center, North Olmsted <br />Reference: Erection of a group of apartment buildings on property <br />located at 23460 Lorain Road, North Olmsted. <br />Prior to appearance before Board, appellant had made appl.ication to the <br />Planning Commission and the Council of the City of North Olmsted for re- <br />zoning of the property involved and stipulation had been set for-th that <br />appellant is to construct a 60' street to serve the property. Construction <br />of said road would necessitate approval by the Board of variances in the <br />set-back requirementsa The proposed road would be 60' wide but the pavement <br />is only to be 24' wide, thus the tree lawns on either side of the road would <br />be 18' feet, <br />Mr. Fornes advised the Board that appearance at this time was solely for <br />approval relative to the variances, inasmuch as the plan must still be re- <br />submitted to Planning Commission and Council. <br />Mr. Greene stated that inasmuch as all interested parties had not as <br />yet been notified, approval of the Board should be held in abeyance until <br />the owners of the abutting properties have received proper notification. <br />Mrm Earl Linden (present in connection with appeal covered in Item No. <br />3 of these minutes) advised that a portion of the abutting property is <br />owned by his concern and approval was granted on behalf of Flair Builders <br />to variances requested. <br />- 2 -
