Appellant: Mrm Robert Brennan, 24137 Mastick Road, North 0lmsted, O.
Ref: Request for varaance (1133.13) to move a brick house onto his
property which would have 754 square feet o£ livable area on the
first floor, which is less than the required minimum of 990 square
feet specified in 5ection 1153.01 of the Zoning Ordinance.
Mr. Bpennan preseaated a letter signed by six residents of the neighbor-
hood (Matowitz, Hoefer, Cseplo, Wiaters, Klimkowicz, Walle) giving their
approval to tne proposed move. The moving of the house to the site would
upgrade the neighborhood, as it has a higher value than the homes now
there. No one opposed the request.
Mr. Greene moved to gra.nt the variance. Mrs. Bian secondede Vote was
unanimous.
5e Hennie Homes, 4402 West 215 Street, Fairview park, Ohio.
Ref: Request for variances for front yard setbacks in Tree Lane Subdivi-
sion 2 for "Governor1Y and "Statesman't moclel homes, in violation o£
Section 1159.01 of the Zoning Ordinance, whic:n stipulates f ront
yard setbacks of fifty feet,
Messrs. Franlc Moss and Richard Puzzitiello represented Hennie Homes. Mr.
Moss quoted Zoning Board of Appeals minutes dated June 9, 1964 which
recorded the approval of £orty foot setbacks in the above subdivision
granted to the previous owner, Fairway Land Co., and incticated that the
current request for variance would only mean an additional five feet to
be requested. Several Coe Avenue residents indicated approval of the
front yard setbacic variances compared to rear yard setback possibilities
(Messrso Gutsohn, Haupt, Pope, Richmond).
Discussion centered around the development of Ben-tley Drive, which is
immediately east of Coe, rather than the whole development.
Mr. Byers then moved to grant the 35 foot front yard setbacks on sublots
2-21 and 58-93 on Bentley Drive only, for a total of 26 lots. Mr. Greene
-seconded. Messrse Klinite, Byers and Greene voted in f avor. Mrs. Eian
voted no, indicating she felt it to be a blanket variance. Motion approved.
