Mr. Fox presented <br />colored photographs of the area concerned. A lengthy discussion followed taith <br />regard to the problems presented by the church's hopes for expansion and the <br />present situation. After due consideration by the Board, Mrs. Eian made a <br />motion to grant the special permit with the following conditions: 1. Tempor- <br />ary permit for worship services to be held in the parsonage at 3874 Columbia <br />Road, IJorth Olmsted, for one year. 2. There must be adequate parking for the <br />number of cars involved. 3. The parking area nust be prepared with a hard <br />surface and minimum sidelines of 15 feet from adjacent property must be main- <br />tained. 4. The front setback of the parking area from existing Columbia Road <br />must be 80 feet. 5. No flood lights shall be used after 10 P.M. This motion <br />was unanimously approved after a second by Mr. Scheeff. <br />3• kppellant: Rinella Bros. Inc., 25984 Lorain Road, North Olmsted. <br />Request to build addition to southwest corner of existing <br />restaurant building, addition to measure 21' x 211. Exist- <br />ing building is 11' 41, from iront lot line. <br />Request is in violation of Section 1174-02 of the Zoning <br />Ordinance, which states in retail business district build- <br />ing setback shall be at least 50' from street line; Section <br />1231.02 (Sub B) which states a nonconforming building shall <br />not be altered, added to or enlarged unless the additions <br />and original building are made to conform to the yard, <br />coverage and height regulations of the district in which <br />it is locatedo <br />This is a continuation of hearing held December 7, 1966. <br />Mr. Rinella was present tieith his attorney, rSr. Clarence Oviatt, who presented <br />plans for expansion, preferably to the rear of the existing building. i•1rs. <br />Eian and NIr&:> Scheeff said according to the zoning ordinance involved, the <br />expansion would have to be in the rear. Mr. acheeff made a motion to grant <br />the variance to provide an addition on the rear of the present Rinella Bros. <br />s-tructure on Lorain Road as requested with the condition that the addition <br />shall not extend beyond the existing building sidelines. Second by Mr. Nel- <br />son. Carried. <br />4. Appellant: Franklin Bros. :2ealty Co., 21010 Center Ridge -Road, Rocky <br />River. <br />Request for variance (1133.13) to build a house at 23505 <br />Sharon Drive (s/1 27) North Olnsted (corner lot) which <br />will be 101 from [%Foodview Drivem Request is for 15' <br />variance, <br />Request is in violation of #62-33, Section 1159.02, which <br />requires minimum setback on the street upon which the <br />side of the house faces shall be 25'. <br />Mr. rorthofer of Franklin Bros. Realty Co, was present. He explained the <br />need for variance for building on the corner lot and showed plans to the <br />Board. Mr. Nelson made a motion to grant the variance. After a second <br />by Nire Scheeff, the vote was unanimous.
