Board of Zoning kppeals, Jan. 4, 1967 <br />Page 4e <br />Mr. Gtto Bielert returned with drawings of the two houses planned. Mrs. Eian <br />inquired about other homes in the area. Mr. Bielert said there were not tco <br />many and the area was wooded. The matter of future patio roofing was again <br />brought up by Mrs. Eian. Mr. Scheeff made a motion to grant the variance. <br />After a second by Mr. Nelson, the vote was unanimous. <br />9. Appellant: Rinyu Realty Company, Inc., 3657 West 117th Street, Cleveland, <br />Ohio. <br />Request for variance (1133.13) to build two houses, one <br />being on s/1 299 and 3? of 298 and the other on s/1 297 <br />and 3? of 298 Porter Road. <br />Request is in violation of Zoning Ordinance 62-33, <br />Section 1161.01 which states the sum of the two sides <br />shall be not less than 201. Request is for variance <br />of 4' on one side. <br />Request is in violation also of Zoning Ordinance 62-33, <br />Section 1153.02 relative to B Residence Districts which <br />states minimum livable first floor area shall be 1300 <br />aquare feet. Proposed houses would have 1144 square feet. <br />Mre Bielert presented drawings ior 1 story houses which he said were superior <br />to the houses surrounding these lots. Detached oarages would be built. Mrs. <br />Eian asked if a bigger house could be built. Mr. Bielert said he was already <br />overbuilding in that area. Mr. Byers inquired about the valuEtion of the pro- <br />posed houses. Mr. Bielert said they were about $20,500.00 Mr. Gundy ex- <br />plained the Planning Commission recommended application of C District regula- <br />tions in this area. Property square footage does meet C regulations. Mr. <br />Velson made a motion to grant both variances. Second by Mr. Scheeff. Un- <br />animously approved. <br />10. Appellant: Hennie Homes, Inc., 4402 W. 215th St., Fairview Fark, Ohio. <br />Request for variance (1133.13) to build a house on s/1 <br />1 4190 Bentley Drive, North Olmsted, with a rear yard <br />setback of less than 50 ieet as required by Section <br />1163.01. <br />Mr. Frank Pfoss, attorney for Hennie Homes, appeared along with Mr. Richard <br />Puzzitiello. They presented plans for a house on this odd shaped lot, <br />which urith a double attached oarage would not conform. Mr. Scheeff sug- <br />gested turning the house so it would fit on the lot with less variance. <br />Mr. Les Pracs, former Planning Commission Chairman, appeare d and said the <br />Commission erred in 1964 in setting up this subdivision for $19000.00 <br />homes. That Hennie Homes had a multi-million dollar developnent here <br />in spite of this and was to be congratulated for upgrading and furthering <br />the area. Mr. Scheeff made a motion to grant the variance up to 15 feet <br />which would cover their plans. Second by Mr. Nelson. Vote was unanimous. <br />11. Appellant: Hennie Homes, Inc., 4402 W. 215th St., Fairview Park, Ghio <br />Request for variance (1133.13) tp build a house on s/1 25 <br />4421 Danberry Drive, North Clmsted, with a rear yard set- <br />b,,ck of less than 50 feet as required by Section 1163.01 <br />and a front yard setback of less than 50=;feet as required <br />by Section 1159.01.
