Continuation-vof request for <br />variance to use the ex3..sting building temporarily ancl to permit <br />vehicles to be displayed near the sidewalks. <br />Request is in violation of Ordinan.ce #62-33, Section 1174.02 which <br />prohibits the displaying of merchandise within the 501 setback area. <br />Present: Mr. Halleen <br />Nir. HalJ.een,presented complete plans for proposed Ford agency. He explained that the <br />first house on_ East -Park -wiZl resnain and that the saTes manager will live in tha.t house. <br />Paving will be on all sides._of bu%lc3ing with approx3mately 120 cars pa.rked within the <br />501 sPtback. The grass buffer atrip in front would be maintained. The new building <br />would_be completed within six months. Mr. Greene moved to grant a. variance for temporary <br />use of building for six months and to pero-it vehieles to be displayed near the sidewalks <br />providing that on completion of the entire setup, that shrubs be planted al.ong north line <br />as a buffPr bet«een coi?uercial ane, resid.ential property and that the grass be maintained <br />from sid.ewalk to present property curb in front and on side to tne Iength of the present <br />curb. Mr. Roberts seconded the inotion a.nd motion passed with Mrs. Eian voting no, <br />5. AppPllant: Ford Motor Co., 27932 Lorain Road. Coritinuation of rectuest for <br />variance to erect--four pole signs (two of which are over-sized) along <br />property frontage. <br />REauest is in vi.olation of Ordinance #62-33, Section 1225.02. <br />Present: Mr. Halleen <br />Mr. HaIleen stated that property frontage is 4521. He requests a-Ford sign, one for <br />used cars, one .for trucks, one for service. It was determined that signs on property <br />in c?uestion may total 521 square feet. It was decided that the truck sign and the <br />service..sign did riot have to be of pole type. The brand sign (Ford) totals 52 square <br />feet in size. Mrs. Eian moved to grant a.variance of 21 for one brand pole sign, <br />seconded by Mr. Greene and una.nimously passed. Mr. Forcellini moved to gra.nt a variance <br />for a second -ool-e sign for used cars (32 square feet in size) provided total square <br />footage of signS shall not exceed the a1.Iotira.ble 521 so,uare feet. Mr. Roberts seconded <br />the motion. IInanimously passed. <br />6. Appellan.t: W. F. Limpert, 422I Dover Center Fioad. Rec;uest for variance on minimum <br />front wic?th of three lots in proposed subidivision of Perma.nent <br />Parcel #232-23-1 (pover Center Road). <br />Reauest is..in violation of Ordinanee #62-33, Section 1157.0I which <br />requires tha,t minimum width of lot in an A. residential clistrict be $0 feet. <br />Present: Mr. Limpert <br />Mr. Limpert pointed out-that a11 of the lots would-be 5401 deep so that total square <br />footage would be in excess of reajuirenent. He a1 so stated that lots vary in width along <br />street. His home is sitnated on what wouZd be the middle Iot in the suhdivision. <br />It was suggested,that if his center 3.ot was reduced to 601, the othEr lots would each <br />be 69' w].de. Mr. Limpert stated that he wouZd have no objection to this. Mr. Roberts <br />moved to grant avariance of I11 on S/L 1, a variance of 20t on S/L 2 and a variance of <br />111 on S/L 3 aS per the plan presented; seconded by Mr. Foreellini a,nd unanimously passed.
