Planning Commission 1-23-73 <br />IV. Old Business <br /> ,- <br /> r <br /> <br />Clingman Resubd.ivision at Grace and Elm -4 lots and 1 under <br />size lot.30 ft. set back variance on 3 lots was granted at <br />December meeting of Zoning _Board of Appeals. Mro Brevaer <br />moved to gxant request for resubdivision. Mr. Richards second- <br />ed the motion. Affirmative votes: Brewer and Davis Nega- <br />tive votes: Richards, Byers, Tubbs and Elliot. Plan was reject- <br />ed on basis a,f poor planning. <br />V. New Developments and Subd.ivisions <br />(a) BarcJ.ay Square Apartments. Mr. Karhan presented revised <br />general plan. Setback was changed from 50 to 65 fL. from <br />homes on W. 231st, including landscaping plan. Preliminary <br />plans had been approved. 8 retention basin drains are <br />planned. There are no dramings for sanitary sewers sub- <br />mitted to City Engineer. Neighbors John Tolczeki, Jr., <br />3325 U.?• 231st St., Stanley Fbin, 319h ?J. 230th St. and <br />Harry Nichols, 3?33 07.msted Dr e were present with questions <br />and objections. There was discussion of drainage, bcth <br />storm and sanitary, procedural methods, fact that zoning <br />was changed after sewer was designed for residential, etc. <br />Mr. Brewer moved to place plan in Committee. N1r. Tubbs <br />seconded and all members present voted in favor. <br />(b) Revision of Sand,y Ridge #ll. New plan was submitted show - <br />ing roadway to Porter R.d. Newly proposed road lines up <br />bettsr with Camell.ia Ur., making one lot on each side of <br />entrance zaay of 80 .£t. width. Houses on these lots are <br />to face Porter Rd. Lots will be approximatel.y 180 ft. <br />deep. Discussion included various stages of development <br />of other Sandy Ridge subdivisions, problem vith one resi- <br />dential driveway being too close, the fact that Camellia <br />Dri.ve is not perpendicular vith Porter Rd. The Commission <br />recommends as ea5y an entrance as possib7.e; change in de- <br />sign of Section 11; needed is variation of original pre- <br />liminary approval. Plan taas withdrawn, <br />(c) Blossom Dover Subdivision #2. P'Ir. Karhan shotaed plan of <br />1.ong lots and said one lat is reserved for street openingo <br />There are 33 houses in #2. The lots have been purchased <br />since preliminary plans. The question is development of <br />second outlet for 500 ft. of roadway. il1r. Richards moved <br />to approve plan. Mr. Flliott seconded. Affirmative vote: <br />N1ro Elliott and i'"r mTubbs m Plegative vote : iviessrs. Rich-- <br />ards, Byers, Brewer and Daviso <br />VI. Communications <br />Letter received by all metnbers from Terrill, Williams and Salim <br />regarding Barclay Square Apartments vas discussed. <br />iVew copies of Codified Ordinances of the City of North Olmsted <br />were distributed, to each member.
