Members felt the lot was large enough
to accommodate the shed and would fit the character of the neighborhood.
Mr. Lopez moved, seconded by Ms. Diver, to grant Randell Maximovich of 6496 Brighton Dr
a 120 square foot variance for a shed larger then code allows, code permits 120 sq ft,
applicant shows 240 sq ft, section 1135.02(d)(1), which passed 5-0.
Stenhen Smik; 5708 Maclcenzie Road
Proposal consists of a storage garage and the following variances are required:
1. A 1,366 square foot va1•iance for total area of a new storage garage in combination with a
new attached garage, code permits 750 sq ft, applicant shows 2,116 sq ft, section
1135.02(c)(3).
2. A 6 foot 5 inch variance for an accessory structure higher then code permits, code allows 15
ft, applicant shows 21 ft 5 in, section 1135.02(c)(1).
Note: Parcels must be consolidated prior to building home or storage garage. New storage
garage will be 1,280 sq ft and the new attached garage 836 sq ft equals total garage space of
2,116 sq ft.
Mr. Smik was administered the oath. He said the vacant parcels will be consolidated and a new
home and detached garage built on the 2 acre lot. The garage is sized to accommodate
recreational vehicles, provide storage and house yard equipment. The detached garage will be
placed behind the home and will not be visible from the street. The height of the garage is due to
the size of his boat and trailer. Ms. Rudolph aslced if utilities would be ineluded and Mr. Smilc
said electricity would be run to the garage. Mr. McReynolds requested lot consolidation be
required if variances are granted. Board member•s preferred the detached garage over a larger
attached garage and aslced if variances were granted could the garage on the home be altered
from what is shown. Mr. McReynolds said once variances are granted the applicant can't
deviate from approved plans. Board members did not object to the request as the size of the lots
were such it could accoinmodate both garages without adversely impacting the neighborhood.
Ms. Diver moved, seconded by Ms. Bellido, to grant Stephen Smik of 5708 Mackenzie Road
the following variances:
1.
