Mr. Zalenski reviewed the main components of the project. He said 300 to 500 bricks from the <br />building will be salvaged for use in the featured walkway. The northeast ingress/egress point will <br />be widened to three lanes to eliminate vehicle congestion. The reconfigured parking lot will consist <br />of a total of fifty two parking spaces and two accessible spaces. New landscaped island will provide <br />buffer along the eastern property line. The utility and power box area will be screened using <br />evergreens. Mr. Louis said the redevelopment of the site will reduce the amount of water runoff. <br />Mr. McDade said the project will be an improvement for the schools as well as the city. <br />Mr. Malone said the proposed landscape bed along the front of the new parking area should be <br />modified using the following plants: six viburnum carles, three Red Sonsets, eighteen Taxus Media <br />Chadwick, and twelve Spiraea Little Princess. The selection is fewer plants but a range which is <br />more natural and appropriate (see attached). All other landscaping is appropriate for the area and <br />will improve the site. Mr. Schutnann said Landmarks has been working with the schools since <br />2009. The annex building no longer holds historical value besides the stone Butternut School sign, <br />as many original materials had been removed. Landmarks members reviewed the current plans at <br />their June 10'' meeting and were pleased with the improvements to the plan. Mr. Bohlmann asked <br />if the project was being completed in phases and Mr. Zalenski said no, the entire project will be <br />completed at the same time. Ms. Nader questioned the use of the repurposed brick and Mr. Zalenski <br />said the repurposed bricks will form the pillars to hold the existing Middle School sign. <br />Gus Callas, a neighbor along Revere, asked what buffering they would have from the parking lot. <br />Ms. Wenger said pavement along the east parking lot will be pared back to provide a greenspace <br />area. Estelle Callas said their backyard is right behind the parking lot and she is concerned that <br />they are so close to the fence. Joan Puna said she is concerned with ongoing water runoff issues <br />along the creek as owners along Revere are flooded. She also questioned how the project was <br />being funded. Mr. DiFranco said there will be less water runoff then currently at the site but the <br />school does drain to the south. Mr. McDade said the project is being paid for by the schools. <br />Mr. Malone moved, seconded by Mr. Schumann, to approve the proposal for CMS13-15: <br />North Olmsted City Schools of 27253 Butternut Ridge Road contingent upon the landscape <br />changes discussed (see attached), which passed 7-0. <br />CMS13-19: Nissan Office BuildinL,, 30850 Lorain Road <br />Representative: Mike D'Amato <br />Mr. Rerko recused himself from discussion of the proposal. <br />Ms. Wenger said the proposal consists of building modifications. City Council approved the <br />project in May with the understanding that once Nissan did more investigation into the building, <br />they would return with building elevations showing the removal of additions and restoration of <br />the building to the greatest extent possible. None of the site improvements have changed; all are <br />as approved by City Council. The brick on the building will be patched and painted and the <br />wood trim will likewise be repaired and painted. The roof will also be patched. One difference <br />from the previous submission is in relation to the proposed auto preparation that was first raised <br />and later rejected as a possibility by the previous owner. Auto prep is now a part of the building <br />modifications. Exterior changes include three overhead doors on the west side of the building <br />2
