CMS13-04 Nissan Office Buildinm 30850 Lorain Road <br />Representative: Sam Khouri <br />Mr. Rerko recused himself from the Nissan discussion due to a conflict of interest. 1VIs. Wenger <br />said the proposal is to remove all additions to the building and to covert the building into office <br />space for Nissan. Although there will be no cars sold, vehicles will be stored onsite. Fencing will <br />be replaced or repaired, new landscaping, limited pavement removal and curbing installed. Vehicle <br />storage at the site will be within the required 75 foot building setback which requires a variance. <br />Due to the unknown conditions of the building behind the additions, the applicants will address <br />building modifications with a minor change or a plan amendment. <br />Mr. Khouri said once the additions are removed the building will be patched to match existing <br />colors and materials. The condition of the brick isn't known so elevations will be submitted after <br />additions are removed. The existing parking lot will remain. New landscaping will be irrigated, <br />new continuous curbing installed and parking lot resurfaced and striped. The rear fence will be <br />replaced with a 6ft board on board fence and a 4ft fence will be installed along either side of the <br />entrance drive around the east and west corners. Ms. Wenger asked if there would be any auto <br />repairs or sales at the site or vehicle delivery trucks and Mr. Khouri said no sales would be made at <br />the site and vehicle deliveries may be limited to registered dealerships. Mr. Malone said he liked <br />the landscaping layout but didn't think it necessary to add additional landscaping to the west of the <br />main entry other than grass in the expanded area. Along the back of the property he noted the rear <br />fence is cedar and was falling. Mr. Khouri said the rear fence would be replaced with a 6ft board on <br />board fence. Mr. Bohlmann said all wood trim on the building needs to either be repaired or <br />replaced and painted. <br />Mr. Schuler of Timber Trails asked where the detailing area is located and if heavy machinery is <br />used. The proposed tree at the corner of Lorain and Hickory will block the west bound traffic view. <br />He is concerned announcement systems will be used and vehicle alarms will be set off during the <br />night without a means to contact owners. The existing cedar fence is 7 to 8 feet tall along the rear <br />property line which residents preferred to be cleaned and stabilized versus a new fence. He asked <br />about lighting and signage at the site. Neighbors would like to see elevations showing what the <br />building will look like once it is completed. Mr. Malone said once additions are removed new plans <br />will be submitted for approval. Ms. Hamdan requested all lighting be shielded to ensure abutting <br />homes are buffered from the light. If any grading is made to the site it needs to slope away from the <br />rear as abutting yards flood. <br />Mr. Khouri said he is the property owner of and that Nissan will work out building details. Mr. <br />Bohlmann said the site could not accommodate detailing and he would be against such a use at the <br />site. Mr. Khouri said all lighting is preexisting and there is currently no speaker system at the site. <br />The southwest plantings can be modified to ensure it doesn't block the view of traffic. Residents <br />and Commission members preferred the cedar fence cleaned, resealed and stabilized with new fence <br />posts and the applicarit agreed to this change. Mr. Schuler asked if signage would return with the <br />building and Ms. Wenger said the building is entitled to two wa11 signs, one ground sign and would <br />not be required to return if code compliant. Mr. Anderson said a rail and banister style fencing <br />along the front may be more appropriate for the site. Mr. Malone said with mounding and <br />landscaping the fence will not be seen.
