Mr. Papotto asked if the section to remain <br />would still have post on the outside of the fence, Mr. Coleman said the sections not being <br />replaced would remain as is. Mr. Raig aslced if the owner was just replacing damaged sections of <br />fence and Mr. Coleman said yes. Ms. Rudolph said she had no objections as the owner was <br />inatching the existing fence and replacing sections which need to be replaced due to damage. Mr. <br />Papotto said the fence is tapered to a 4 foot level therefore he has no objections to the request. <br />Ms. Rudolph moved, seconded by Mr. Raig, to grant App14-2037; 1VIilce Coleman of 25857 <br />Tallwood, the following variances: <br />1. A variance for a fence less than 50% open; code requires fences to be 50% open when <br />located in the required front yard, applicant shows solid, section 1135.02(f)(1). <br />2. A 30 inch height variance for a section of dog eared privacy fence; code permits fences <br />to be 30 in high when located in the required front yard, applicant shows 60 in high, <br />section 1135.02(f)(1). <br />3. A 24 foot variance for a section of dog eared privacy fence within the required front <br />setback on a corner iot; code requires 50 ft, applicant shows 26 ft, seetion 1135.02(f)(2). <br />1VIotion passed 3-0. <br />COIVIMERCIAL APPEALS AND REQLTESTS <br />APP14-1096: Auto Wash; 27100 Lorain Itoad: <br />Proposal consists of building and site improvements. A variance to add/alter a non-conforming <br />building is requested; section 1165.02(b). The following variances are requested: <br />1. A variance for 2 additional ground signs; a variance was previously granted for 2 ground signs <br />and 2 additional "pay here" signs are being added for a total of 4 ground signs, section <br />1163.27(a). <br />2. A 31.41 square foot variance for total sign face area on a lot is required, this includes a <br />previous 20sq.ft. Variance granted; section 1165.25(b). <br />3. A 6 foot west side yard setbaclc variance is required, code requires 10 ft., applicant shows 4ft; <br />section 1139.07. <br />The oath was administered to owner Jason Laver. He said the improvements are for the <br />continued use of the site as an auto wash. They are modifying the exterior of the building to give <br />it a more modern loolc. The existing roof line will be enclosed to provide a more comfortable <br />worlcing area for employees. There will be automated point of purchase machines along the back <br />of the building which includes an interactive video screen to choose wash options. As the <br />automated pay machines are considered ground signs a variance for 2 additional ground signs is <br />needed. Ms. Rudolph questioned the side yard setback variance required. Mr. Laver said the <br />expansion is mainly to the south and north ends of the building, the variance for the west <br />elevation is an existing condition. Board members felt the size of the lot is such that it doesn't <br />lend itself to improvements without variance. The proposed alterations are a welcomed <br />improvement to the site.
