<br />fence will be replaced with an 8 foot high solid wood fence. Lighting will be full cutoff and <br />meet code along the west property line which abuts residents. The lighting variance is for a hot <br />spot along Lorain Road. Signage is needed as each brand wants their own recognition on the <br />building and they are only 6 feet over total square footage allowed for the site. Ms. Wenger said <br />the lot is very narrow and challenging to develop. The majority of the site is pavement which is <br />being decreased with additional landscaping proposed at the site. The lighting variance is due to <br />a light hot spot along Lorain. The development and flow of the site is a welcomed improvement. <br />Mr. Martin said there is one area which is at 17 fc along the front, but the residential area meets <br />code. Board members had no objections to the request and felt the wall signs fit the aesthetics of <br />the new building. <br />Mr. Raig moved, seconded by Ms. Bellido to grant the following variances to CMS 13-45: <br />North Olmsted Chrysler podge Jeep Ram of 27500 Lorain Road: <br />1. A 30 ft. variance for side building setback (west side setback adjacent to B One Family <br />Residence District); 50 ft. required, 20 ft. provided, Section 1139.07 table. <br />2. An 8 ft. variance for side yard setback (parking along east property line at north end <br />adjacent to General Retail Susiness District); 10 ft. required, 2 ft, provided, Section <br />1139.07 table. Note: the existing paved parking varies in this area and currently a side <br />yard is provided that varies between 6 ft. and 10 ft. <br />3. An 10 ft. variance for rear yard setback (parking and dumpster enclosure along north <br />property line, adjacent to General Retail Business District); 10 ft, required, 0 ft. <br />provided, Section 1139.07 table. Note: existing paved parking varies in this area and <br />dumpster is shown along property line. <br />4. An 18 ft. variance for side yard setback (parking along west property line, adjacent to B <br />One Family Residence District); 20 ft. required, 2 ft. provided, Section 1139.07 table. <br />Note: the existing paved parking varies in this area and currently a side yard is <br />provided that varies between 1 ft. and 9 ft. <br />5. A 53 ft. variance for merchandise display in the required front building setback; code <br />requires 75 ft, 22 ft. provided, Section 1139.07 table. <br />6. A variance for parking lot lighting exceeds maximum allowable fc levels. Parking lots <br />(open) 4.0 maac/0.2 min. fc required, 17.13/0 provided, Section 1161.12 table. Car <br />Dealerships-front row 5.0 fc average max allowable, a rate exceeding this is provided <br />which is not calculated. <br />7. A variance for five (5) additional wall signs; code allows one (1), six (6) provided, <br />Section 1163.28(a). <br />8. A 6.6 sq. ft. variance for total signage on a building; code allows 120 sq. ft.,126.6 sq. ft. <br />provided, Section 1163.25(b). <br />Motion passed 3-0. <br />CMS13-46 Courtvard Office Building; 25118 Lorain Road <br />Proposal consists of a ground sign; the following variances are requested: <br />1. A variance for an additional ground sign is required, code permits 1, applicant shows 2, <br />section 1163.27(a). <br />2. A 90 foot variance for ground signs less than 200 feet apart, code requires 200 ft separation, <br />applicant shows 110 ft, section 1163.27(a). <br />4
