brick and EIFS. The existing service building will be stained to match the showroom and new <br />EIFS banding will be installed around the top of the structure. A significant amount of green <br />space has been maintained along the Lorain Road frontage. There will be two circular display <br />pads which is fewer than what exists with the remaining area being lawn and landscaping. <br />Several existing trees will be preserved. Landscaping will be provided to the west of the new <br />building, which will be used for bioretention. Additional landscape islands and beds will be <br />added around the buildings and the site will be irrigated. The fence along the west property line <br />will be replaced with a 6-foot high solid fence consisting of wood or composite in a gray color. <br />The northeast corner of the site shows pavement extended to the property line requiring <br />landscaping to be removed and replaced on adjacent property, which requires owner permission. <br />Concrete curbing is provided and asphalt will be repaired or replaced as necessary. New site <br />lighting is provided with cut off fixtures, and a new masonry dumpster enclosure is shown in the <br />northeast corner of the site. Due to the long and narrow shape of the parcel a number of <br />variances are requested. The building encroaches on the west side building setback. Setback <br />variances are required on the east, north and west sides of the property. Vehicle displays and <br />storage violate the front building setback. The overall lighting average for the site looks within <br />code, but the max-min ratio is exceeded as may the front row levels. The existing monument sign <br />will remain, and six wall signs are proposed, one for each brand, the dealer and service center. <br />The total square footage for wall signage exceeds allowable area by about 6 square feet therefore <br />she believes the variances are warranted. <br />Mr. DiFranco said brickscape is required along Lorain, as is both stormwater quantity and <br />quality control. Applicants will need to work coordinate water connections to both buildings with <br />the NOFD. Mr. Malone asked who owned the <br />retaining wall as the survey shows the wall is owned by neighbors. Mr. Plautz said the neighbor <br />owned the retaining wall which is encroaching onto his client's property. Mr. Malone said the <br />retaining wall looked ready to fall. Mr. DiFranco said perhaps the issue could be addressed <br />through property maintenance.
