APP15-3038-Olmsted Plaza; 4694 Great Northern Blvd <br />Proposal consists of parking for a retail plaza. The following variance is requested: A variance <br />for 96 off street parking spaces; code requires 957 @ 5 per 1,000 sq. ft. applicant shows 861, <br />section (1161.05). Note: Current parking count is 816 striped and 451andbanked (tota1861). <br />The oath was administered to B&G Properties Zachary Glazer and B&G Properties Manager <br />Greg McKee. Mr. Glazer said Olmsted plaza was built in the early 70's. Prior to commissioners <br />review Mr. Papotto recused himsel£ When Aldi's was approved a variance was granted for <br />parking, but once built they were unable to stripe as many spaces as required and the variance <br />expired. Mr. Russell said the board received both the building Commissioners opinion and the <br />City Planners. Mr. O'Malley said the matter of consolidating lots is normally addressed by <br />planning commission. The site should be addressed in its current condition which doesn't <br />warrant consolidation as no work is scheduled. The applicant is before the board to ask that they <br />be allowed to have 961ess parking spaces then required by code. Mr. Allain questioned if the <br />officials write-up or the applicants letter was accurate. Mr. Glazer said the officials write-up was <br />accurate not their letter. Mr. Allain said the layout of the plaza is preexisting which in itself <br />makes it hard to comply. He asked if the variance was granted would it run with all parcels <br />involved or if a parcel is sold would it cancel the variance. Mr. O'Malley said variances run with <br />the land. Ms. Bellido said she's never seen the plaza short on available parking spaces therefore <br />she supports the request. Board members had no objections to the request and didn't feel lot <br />consolidation was necessary at this time. <br />Mr. Raig moved, seconded by Mr. Allain, to grant APP15-3038-Olmsted Plaza; 4694 Great <br />Northern Blvd a variance for 96 off street parking spaces; code requires 957 @ 5 per 1,000 <br />sq. ft. applicant shows 861, section (1161.05). Note: Current parking count is 816 striped <br />and 451andbanked (tota1861), motion passed 3-0, as Mr. Papotto recused himself. <br />APP15-3528: Starbucks; 27264 Lorain Road: <br />Proposal consists of wall signs. The following variances are requested: <br />1. A variance for 3 additional wall signs, (1-Starbucks, 2- Developer Medallions), code permits <br />2, applicant shows 10, section 1163.28 a. (7 wall signs were previously granted 10/7/13). <br />2. A 14.5 square foot variance for the maximum sign face per building, code permits 515 sq. ft. <br />applicant shows 529 sq. ft., section 1163.28 (b). (Analysis is for Giant Eagle wall signs only). <br />Mr. Raig announced that at the request of APP15-3528: Starbucks of 27264 Lorain Rd the <br />request is tabled and will be placed on the August 3, 2015 docket. <br />APP15-3563: McDonalds; 27322 Lorain Road <br />Proposal consists of modifications to the drive through and the following variances are requested: <br />1. A 3.5 foot variance for rear yard parking setback, code requires 10', applicant shows 6.5", <br />Section 1139.07 table. <br />2. A 4.5 foot side yard setback (east), code requires 10' for parking and drives, applicant shows <br />5.5', Section 1139.07 table. <br />3. A variance for 8 additional ground signs, code permits l, and applicant shows 9, Section <br />1163.27 (a). See notes 1 and 2 below.
