Neil Nemetz, 27165 Butternut Ridge Road, would appreciate more vegetation to protect his
home and was disappointed when the trees were cut down.
Jeff Smith, 27186 Pompton Drive, stated that the lights from cars entering the driveway from
Dover Center Road would shine directly onto his property and he would like more done to block
the lights. He was also concerned about the dead tree on the school's property.
Jim McFarland, 5542 Revere Drive, wanted more to screen the detention pond because that is all
he can see from his deck.
Mr. DiFranco stated that the intent was to expand storm water storage along Roots Ditch to
mitigate the volume of water displaced by the development and would be added along the ditch
so the result will be that the flood levels will not increase, but should decrease slightly. He added
that the applicant applied to FEMA which is still being reviewed, but included a computer model
to show existing and proposed elevations.
Ms. Pavlovic stated that the north side of the building will not have an entrance. The main
entrances will be in the middle of the buildings on the east and west sides. There will be one lane
in and two lanes out on each side of the complex. There will be three lanes in front of the
complex for student pick-up and drop-off. There will be enough parking for all staff and students
which should alleviate parking issues on the side streets. The ball fields will be included in the
project. The scoreboard will be on the south side of the field and the VFW plaza with flags that
will be on the north end of the stadium.
Ms. McCue described where the board on board and chain link fencing would be around the
property. She stated that they would look at the fence issue by Mr. Phillips' property. She stated
that the portion on the south side of the ditch will remain and a floodplain seed mix will be
planted in a naturalized area. Evergreen and deciduous trees will be planted in front of that area.
Mr. Rerko asked if trees could be planted in the retention basin. She stated that some trees could
be installed along the perimeter of the retention basin. The commission wanted arborvitae to be
installed on the south and east sides of the basin.
Ms. Pavlovic stated that the old school will be demolished after the asbestos is abated and
students are moved into the new buildings. The dead tree will be removed.
Mr. Urbanick stated that the buses will stack in the connector drive between the stadium and
back of the high school. The buses will turn west behind the building then north and will be
independent of the majority of the drop-off and pick-up traffic. He added that the buses will enter
from the east side of the property and some may enter from other locations but will all move
clockwise around the property. The school district will adjust the bus patterns as needed to
improve traffic flow. Mr. Rerko asked about the sound mitigation of the buses. Mr. Urbanick
stated that there is space between the stacking area and the residential areas. Mr. Rerko was
concerned about the sound for the residents along the driveway off of Burns Road and Mr.
Urbanick stated that the Burns entrance could be discussed further.
Ms. Pavlovic stated that they will look into an acoustical fence along the east end of the property.
