Mr. Dixon stated that Mr. Chen is attempting to find a tenant and is in negotiations with a fast- <br />food chicken restaurant. They are trying to determine colors, lighting, signage that would be <br />pleasing to the tenant. The siding would be repaired and the entire building would be repainted. <br />The lawn will be repaired and weeds removed. <br />1VIs. Wenger suggested getting more details with the tenant and submitting a complete plan <br />instead of coming back to change an approved plan. Ms. Wenger clarified that property <br />maintenance can be done without the Commission's approval. Mr. Chen stated that they would <br />pull a permit next week. Discussion ensued about the status of the violation and the work that <br />can be done without commission approval. <br />Kevin McNamara, owner of Guthrie's Chicken, wanted to ensure a drive-through would be <br />allowed. Discussion ensued regarding current and future zoning with the zoning code update. He <br />estimated that once the restaurant is established, the majority of their business will be from the <br />drive-through. <br />Mr. Malone moved, seconded by Mr. Matthews, to table 16-7645; Jumbo II; 26625 <br />Brookpark Road Extension, motion passed 7-0. . <br />17-7950; Ezit 2 Storage; 6770 Industrial Parkway <br />Ms. Wenger stated that the proposal consists of a building addition. The parcel is currently zoned <br />Limited Industry. The property owner proposes to construct two additional storage facilities at <br />Exit 2 Storage for an additional 7,000 square feet of storage area. The applicant has phased in <br />development at this site over many years. Most recently, Exit 2 expanded onto property to the <br />north also owned by the applicant. That previous phase showed an area for future expansion; this <br />project is that expansion. The new facilities will match the existing buildings in color and <br />material. Access, fencing, lighting and drainage were all provided for in previous phases of the <br />project. This project meets all zoning requirements. The applicant has made the city aware that <br />there may be future changes to landscaping due to condition of some existing trees which could <br />be addressed through a minor change. <br />Mr. DiFranco recommended approval but pointed out that storm water management was <br />provided for in the previous phase. There will be pre-cast curbing used because the applicant is <br />planning a future phase so the pre-cast curbing can be removed. The applicant was not present. <br />Mr. Malone moved, seconded by Mr. Anderson, to approve 17-7950; Ezit 2 Storage; 6770 <br />Industrial Parkway with the condition that any landscape changes be submitted and <br />processed administratively, motion passed 7-0. <br />COMMUNICATIONS <br />Master Plan Annual Renort <br />Ms. Wenger stated that the Master Plan was adopted in March 2015 so the Annual Report is <br />done on the anniversary of its adoption.
