Mr. Pearson thanked the commission for looking further into his request after the last meeting.
Mr. Schumann stated that the commissioners did more research since the last meeting. He shared
pictures of one of the homes in the Ohio City area which was given as an example by the
applicant's contractor. He was impressed that the material had the look of wood. He also used
"This Old House" online which had good reviews for the material overall. Mr. Schumann wanted
to ensure that all details from the home that are going to be removed will be restored. Mr.
Pearson stated that they will be, such as window trim, gussets, beaded ceiling on the porch, etc.
The applicant plans on restoring the decor that was shown in the 1915 picture, with visually
identical elements. Mrs. Pearson stated that the siding will be blue, not white like the picture.
Mr. Dubelko asked if the board has discretion to approve this material under Chapter 165. Mr.
O'Malley reviewed the Chapter 165 and suggested incorporating the elements to be preserved in
the Certificate of Appropriateness approval. He also understood that the Cleveland Restoration
Society and other groups have reviewed the material and approved its use if the character of the
home has been preserved. Mr. Neville pointed out that removing old wood pieces is difficult, Mr. Pearson stated that there
are a lot of pieces that are already damaged. Mr. Pearson said there may be a wood composite
product that can be cut to look like the elements in the 1915 photo. Mr. Neville agreed that the
existing architectural elements should be preserved or replaced and to restore the old
architectural elements. Mr. Pearson is hoping to have the work done by this time next year. Mr.
Aspery stated that the Planning Department agrees that the material would be a suitable
substitute according to the standards.
Mr. Dubowslci moved, seconded by Ms. Schuler, to approve the Certificate of
Appropr-iateness for 17-9330; Bruce Pearson; 26944 Butternut Ridge Road for new siding
with the following conditions:
1. Architectural elements are to be preserved or replaced.
2. Restoration of the architectural elements circa 1915 may be done. The commission
would like the owners to bring plans for these prior to installation.
Motion passed 6-0.
17-9359; Biddulnh Home; 25896 Butternut Ridge Road
Representative: Luke Duncan, applicant; Todd Musial, trustee of the North Olmsted Foundation
Proposal consists of a new sign.
Mr. Duncan is doing this project as an Eagle Scout. He believed signage would be useful to bring
attention to the home. He contacted the sign company that did the Oxcart Pantry sign and they
are willing to donate all of their time and materials for the project. The sign would be located in a
circular landscape area in the front yard. On June 24t", he completed the majority of the work and
was informed of the process to get the sign installed. The "NOFI" at the bottom of the sign
stands for the owner, the North Olmsted Foundation, Inc. The double sided sign will be a
synthetic material and will hang from a post. It will be white with black lettering. Mr. Aspery
stated that this property was granted a conditional use permit in 2012 by the Planning and Design
Commission for the Boy Scouts Organization for meetings, recreational use and other scout
activities. Ground signs would be permitted in One Family Residence Districts as an accessory to
