A 6 in. variance for sign setback from the right-of-way; code requires ground signs to be set <br />back a minimum of 5 ft., applicant shows 4 ft. 6 in., Section 1163.27(B). <br />Note 1: The BZA granted variances for two wall signs, excessive sign height and maximum sign <br />face area in 2003. The BZA denied variance requests for a third wall sign, excessive sign height <br />and additional total sign area in 2011. <br />Mr. Aspery stated that the applicant is proposing signage for a new multi-tenant commercial <br />building, existing Jared building and a new multi-tenant ground sign near the Brookpark Road <br />entrance to Great Northern Mall and adjacent properties. The new building will consist of three <br />tenants, each requiring variances for sign quantity and permitted sign area on a building unit. Per <br />code, the overall building will require a 56.37 square foot variance for wall sign area on a <br />building; this pertains to the total of the building's permitted signage and does not look at <br />individual units. Regarding unit signage, the first tenant, Mission BBQ, is requesting a 56.37 <br />square foot variance for excessive wall sign area on a building unit and an additional three wall <br />signs beyond the one allowed by code: one on the north elevation, two on the east elevation near <br />the man-door and one on the south elevation. The remaining two units, Tenants 2 and 3 on the <br />plans, are each requesting one additional sign beyond the one allowed by code, at two wall signs <br />per unit: one on the north elevation and one on the south elevation. Based on what is submitted, <br />both units are within their allotted building unit sign area. In addition to the proposed multi- <br />tenant building, Jared is requesting a third wall sign on the building's east elevation. This
