proposed wall sign will require a 96.08 square foot variance for wall sign area on a building, a <br />variance permitting a third wall sign when two are currently allowed, and a nine-inch height <br />variance for the proposed sign. Signage currently exists on the north and south elevations. <br />Similar variances were denied at the 2011 BZA meeting regarding a third wall sign, excessive <br />sign height and additional total sign area. Lastly, the applicant is proposing to install a multi- <br />tenant ground sign along Brookpark Road and is requesting a variance to place the sign four feet <br />six inches from the right-of-way line. Code requires grounds signs to maintain a minimum five- <br />foot setback from right-of-way lines, therefore requiring a six-inch variance. <br />Mr. Greenberger stated that the proposed monument sign would provide signage for all four <br />businesses. Jared's requested another sign because they feel that the new building would impede <br />the view of their building. Mr. Aspery reminded the Board that the variances remain with the <br />property, and he therefore opposed approving variance #3. He asked the applicant to consider the <br />importance of a third wall sign versus the multi-tenant ground sign to reduce the excessive <br />amount of signage requested for one tenant in variances #6-8. Mr. Papotto asked why the ground <br />sign could not be moved back six inches to remove the need for variance 49. Mr. Greenberger <br />did not think moving the sign would make much of a difference for the tenants. Discussion <br />regarding the need for extra signage. Mr. Greenberger preferred that the Board make the decision <br />regarding the additional signage for Jared's since Starwood was requesting the signage to show <br />support for the business. Mr. Mackey did not believe the third sign for Jared's on the east side <br />would be necessary since the new building would block the visibility of the sign, Mr. <br />Greenberger agreed. Mr. Papotto did not have any issues regarding the four signs requested for <br />Tenant 1 since the east side of Jared's was hard to identify before the new building was <br />proposed. The proposed signs are small and larger signs would have to come back before the <br />BZBA for approval. Mr. Mackey agreed. Mr. Papotto did not think Jared's needed additional <br />signage. He also pointed out that moving the ground sign back six inches would decrease the <br />amount of space between it and the parking spaces which could potentially be dangerous. <br />Discussion regarding how to split up votes, decided to split variances by building. <br />IVIr. Mackey moved, seconded by Mr. Papotto, to grant the following variances for 18- <br />10421; Starwood Restaurants; 25881-25851 Brookpark Road as separated below: <br />Multi-Tenant Building, 25821-25841 Brookpark Road <br />1. A 60.37 sq. ft. variance for wall sign area on a building unit; code permits 58.33 sq. ft., <br />applicant shows 118.70 sq. ft.; Section 1163.25(C). <br />3.
