granted: 1. A 372.8 square foot variance for total square footage of wall sings on a <br />building, (code permits 3531, applicant shows 725.8 sq'), which is in violation of 90-125, <br />Section (1136.24 (B)). M. Diver seconded the motion which was unanimously approved. <br />4. Thomasville Furniture; 4646 Great Northern Blvd.: (WRD 4) <br />Request for variance (1123.12). The proposal consists of refacing existing non-conforming <br />pole sign. <br />The following variance is requested: <br />1. A variance for change of use of a non-conforming pole sign, (code does not permit, <br />applicant shows change of use), which is in violation of 90-125, Section (1163.10 (C)). <br />The following individuals came forward to be sworn in and address the request. Mr. Rhodes <br />Thomasville Manager, Mr. Harris with Brilliant Signs and Mr. Abney an abutting neighbor. <br />Applicant's presentation: <br />Mr. Harris said the business moved to the current plaza and would like to use their existing <br />sign. He believed that the request for re-facing the existing sign was due to a change of use <br />and was not allowed. Replacing the face of the sign would not exceed 50% of the cost and the <br />sign was never abandoned. The owner would like permission to replace the face of the sign <br />only. He believed that the use had not changed it was a retail use and still is a retail use. The <br />applicant felt that if the variance was not granted it would restrict the tenants use. Mr. Abney <br />indicated that the sign is an; existing, sign ano has no problems with the request. <br />Board members comments: <br />Mr. Kremzar felt that the sign on the building could clearly be seen from the street. <br />Therefore, he did not see that re-facing the pole sign was a hardship. The use is not the same, <br />previously it was a shoe store, now it is a furniture store. There are other tenants in the center <br />and they do not have ground• signs or pole signs. Mrs. Diver felt that the entire center needed <br />a monument sign to make visibility easier. Mr. Harris feels that there is a need to have a pole <br />sign at the roadway as the street is a very, busy street. , He could not see the harm in just <br />replacing the word in the existing'pole sign. ' Mrs.' D'ider stated that if every business had that <br />attitude, it would be never ending. The codes were established to help ensure the betterment <br />of the City. Mr. Maloney indicated that the board has asked for the landlord to be present to <br />address sign issues. Mr. O'Malley advised the applicant that the board was attempting to <br />request the landlord attend the meeting in person to represent its expectations of the plaza. <br />Mr. Harris asked to be tabled until the nexf Board of Zoning Appeals meeting. The board <br />advised the applicant that they wanted the owner/landlord present at that meeting. <br />? <br />J. Maloney moved to table Thomasville Furniture of 4646 Great, Northern Blvd until the <br />April Board of Zoning Appeals meeting. W. Kremzar seconded the motion, which was <br />unanimously approved. Proposal Tabled. <br />Sunnvside Saturn; (PP# 232-25-010,033 & 232-26-001), 26890 Lorain Road;(WRD 1) <br />Request for variance (1123.12). The proposal consists of new signs. <br />The following variances are requested: , 1. A variance for 5 wall sings on a building, (code,permits 1, applicant shows 5), section <br />(1136.27(A)). <br />2. A 38.7 square foot variance for total squaxe footage of signs on a building #1., (code <br />permits 162 sq. ft., applicant shows 200.7 sq. ft), section (1163.24 (B)). <br />3. A variance for 5 additional ground signs on a lot, #2, (code permits l, applicant shows 6), <br />section (1163.26 (A)).
