proposed addition would not increase the non-conformity of the building. The use of the
building is a permitted use and the proposed addition would be within the required rear and
side yard setbacks. Therefore, the proposed addition would meet code requirements. He
further inquired if the Board of Zoning Appeals had received Planning Commissions
recommendations. Board members indicated that they had not received Planning
Commissions recommendations. Mr. Maloney stated that due to the board not having the
recommendations the board would table the request until the Planning Commission minutes
were received.
J. Maloney moved to table Suburban Collision Center of 26618 Brookpark Road Ext. to
the August 4, 2005 meeting. M. Diver seconded the motion which was unanimously
approved. Request Tabled
15. Kristofer's Restaurant; 30111 Lorain Road: (WRD 3)
Request for variance (1123.12). The proposal consists of a new wall sign.
The following variance is requested:
1. A variance for a second wall sign on a unit, (code permits l, applicants shows 2).
Which is in violation of Ord. 90-125 section (1163.27 A).
Mr. Smith, with Direct Image Signs came forward to be sworn in and address the request. Mr.
Smith advised that the owner would like to have a sign over the main entrance. Once
customers enter the parking lot the main entrance to the restaurant is not clear. The sign
facing Lorain is not visible nor is there an entrance near it. The sign would be the same size
as the existing Kristofer's sign minus the word restaurant. Mr. Kremzar voiced that he could
not see how the location of the restaurant was not clear as the front sign and pole sign are
rather clear traveling east or west. Mr. Smith advised that the restaurant has two doors
relatively close to one another. One is an emergency fire exit and as there are no signs on
either door, customers don't know which of the two doors is the entrance to the restaurant.
Mrs. Diver agreed with Mr. Kremzar and felt three signs would be too much. She voiced that
she did not understand what the hardship could be. Mr. Rymarczyk advised that the owner
could place a window sign inside the restaurant which is permitted by could and may not
require a variance.
W. Kremzar moved to grant Kristofer's Restaurant of 30111 Lorain Road their request
for variance (1123.12), which consists of a new wall sign and that the following variance
is granted: 1. A variance for a second wall sign on a unit, (code permits 1, applicants
shows 2). Which is in violation of Ord. 90-125 section (1163.27 A). J. Maloney seconded
the motion, which was unanimously denied. During roll call W. Kremzar "no" voiced
that the front and pole sign were both visible traveling east and west. There is an
alternative to the variance by placing a sign in the window. M. Diver "no" agreed with
Mr. Kremzar.
16. Caribou Coffee; 23420 Lorain Road #100: (WRD 2)
Request for variance (1123.12). The proposal consists of new signs.
The following variances are requested:
1. A variance for 2 ground signs on a lot, (code permits 1, applicant shows 2), section
(1163.26 A).
2.
