This proposal does not follow the master sign plan the owner submitted, which was <br />approved by North Olmsted. <br />Mr. Montgomery the owner of the properiy and developer of Corner Stone Plaza, Ms. <br />Bennett, and Mr. Chizmadia with Archer Signs each came forward to be sworn in and <br />address the request. Mr. Montgomery stated that Caribou would have a drive-thru window <br />which requires a menu sign to be located on the rear west side of the building with a voice <br />box next to it. Although the clearance sign is listed as a canopy sign it is a sign to make <br />drivers aware that there is a height restriction and would be placed two car lengths before the <br />canopies. The issue of the signage not meeting the master sign plan, as the owner he does <br />not have any obj ections to the request. Mr. Kremzax questioned how many other tenants <br />would require variances. Mr. Montgomery stated that no other tenants would require <br />variances as it is the only drive-thru allowed in the center. The area is a commercially zoned <br />area and the site has a 6 foot concrete barrier between the nursery and the center. Ms. <br />Bennett advised that the hours of operation would be 6:00 am Monday thru Friday and close <br />at 10:00 pm Monday thru Thursday. Mr. O'Malley reiterated Mr. Kremzar's concern as to <br />whether or not the owner would represent or allow future tenants to deviate from the sign <br />package or what code permitted. Mr. Montgomery stated that there were currently 5 tenants <br />committed to spaces and the current tenant was the only tenant requiring variances. Mr. <br />Rymarczyk suggested that the sign along the back for clearance could be eliminated and if <br />the lettering for Caribou Coffee was block style lettering it could eliminate an additional <br />variance. Mr. Montgomery suggested that it was unfortunate signage for a drive-thru <br />establishment was overlooked when addressing the sign package. The canopies are needed <br />for customer's protection from the weather and the warning of the clearance is to protect the <br />canopies. However, neither he nor the tenants would be back whether or not a tenant was <br />important or not as the current tenant was a special circutnstance. Ms. Bennett stated that <br />Caribou only had one style of font for their signage. <br />J. Maloney moved to grant Caribou Coffee of 23420 Lorain Road #100 their request for <br />variance (1123.12), which consists of new signs and that the following variances are <br />granted: <br />1. A variance for 2 ground signs on a lot, (code permits 1, applicant shows 2), section <br />(1163.26 A). <br />2. A variance for a canopy sign where an entrance does not exist, (code does not allow, <br />applicant shows 1), section (1163.28 A). <br />3. A variance for ground signs too close together, (code requires 2001, applicant shows <br />less than 100'), section (1163.26 A). <br />Which is in violation of Ord. 90-125 sections (1163.26 A) and (1163.28 A). W. Kremzar <br />seconded the motion, which unanimously approved. Variances Granted <br />17. Checksmart; 4579 Great Northern Blvd: (WRD 4) <br />Request for variance (1123.12). The proposal consists of new sign. <br />The following variance is requested: <br />1. A 107.6 square foot variance for total signage on a building, (code permits 326 sq ft, <br />applicant shows 433.6 sq ft.). <br />Which is in violation of Ord. 90-125 section (1163.24 B). <br />12 of 13
