The Commission realizes that <br />there are issues with parking; however, they do not want to address the issue until a tenant <br />occupies the Danny Boy's parcel. Mr. Romp has previously indicated he is aware that people <br />use the corner of their lot to cut through frequently. <br />Board members questioned whether the existing easternmost tree in front of the building could <br />be preserved, as it provides shade for the patio. <br />Mr. Morand, representative for Dairy Queen arrived after the meeting had started and presented <br />colored elevation drawings that showed some changes. He stated the canopy is a prismatic metal <br />and depending on how the light hits it, it can appear to be different colors, anywhere from yellow <br />to reddish orange. <br />Mr. Crook reviewed the Board's recommendations thus far. He asked if a new concrete curb <br />with a radius could be added to help defer people coming west into the one way area. This <br />would offer green space to help choke down the entrance between the striping and existing curb. <br />Mr. Ulewicz inquired if the tree on the east side could be kept to help canopy the patio. He said <br />it is far away from the main entranceway and sign to be in the way. Mr. Morand said the <br />greenhouse will be removed and the wall will be extended up and felt the tree would be in the <br />way. The Architectural Review Board will recommend keeping the east tree and trimming it if <br />needed. Two additional Armstrong maple trees are planned on the west side, however, they will <br />not create much shade or canopy. The current shrubs near the drive through offer a nice look. <br />The size of the landscape island is what will dictate the types of trees that would be most <br />appropriate for the area. The applicant said it will be the same width as the existing island. Mr. <br />Malone indicated that the landscaping plan does not offer a lot of winter green, except for the <br />boxwoods and dwarf pines. Landscaping will be raised up between the sidewalk and patio. <br />Mr. Morand indicated that it is the owner's intent to remove both trees and have a new look. Ms. <br />Wenger asked Mr. Morand if he would have the landscaper look into the tree issue and offer <br />recommendations on if the tree should be kept and could be trimmed and to what degree, or just <br />removed entirely and what impact it would have. <br />Mr. Ulewicz asked if planters could be added on the east side around the dumpster to soften it. <br />Ms. Wenger indicated that the extended island will offer landscaping across the eastern side. Mr. <br />Crook asked if the gray wrought iron fence could be changed to black as it would tie in more <br />with the horizontal element of the building. <br />Mr. Crook feels that the new pictures offer an exciting look to the elevations and thinks the front <br />area looks a lot better now. He asked if a red awning could be added on the east side over the <br />drive through. He asked if the metal coping on the EIFS could be an element with a step and/or <br />angle to create an end cap or top piece. Mr. Morand said the building does extend over the drive <br />through. Mr. Morand did not like the idea of changing the top of the wall because it continues <br />on the south and west sides, and by doing so would not be able to keep the wall height the same <br />all the way around. Mr. Crook suggested incorporating some detail, something to offset the <br />EIFS. Ms. Nader mentioned adding a horizontal profile as opposed to vertical. Mr. Morand <br />indicated they could pop out the top panel of EIFS about 1%z - 2" to create a shadow line and this <br />could be continued all the way around. <br />2
