site, Mr. Bohlmann noticed the electrical rack is wrapped against back of wall and asked if this will be <br />need relocating when the dock get reconfigured. Mr. Rymarczyk indicated if it will interfere with it, <br />it probably will need to be relocated. <br />Mr. Koeth asked Mr. Cline to explain the plan outline. Mr. Cline indicated that the original dumpster <br />was located where the semi is shown on the south side. The three existing dock doors are at a slight <br />angle. The dock door where the dumpster was once sitting was partially filled in and the compacter <br />was built into it. The compactor will be removed and will be relocated with the dumpster. The <br />dumpster will.be enclosed. The building currently sits 20'5" off the brick wall that separates it from <br />the neighbors. Deliveries will be made between the hours of 8 a.m. - 6 p.m. on one day per week. <br />Step vans will be at the store daily for approximately 1- 1%2 hours per day. The Commission was <br />informed that customer service hours will be 10 a.m. - 9 p.m. Mr. Bohlmann recalls problems <br />occurring to nearby neighbors with prior tenants and deliveries. Mr. Koeth informed the applicant <br />that there is an ordinance that enforces business regulations. <br />Significant discussion took place regarding the materials for the fagade. As presented, the front of the <br />building will be EIFS with briclc. Occupants on either side are in the tan/brown range to offer <br />consistency between various stores. The Value City at this location has brick piers and brick <br />wainscoting. The store front has been opened considerably with more windows as compared to the <br />previous tenant. Ms. Wenger said she felt the additional windows and glass, rather than a blank wall is <br />a good improvement. She further stated that one of the recommendations from the pre-submission <br />conference was to raise the center glass element under the sign to create more of a focal point and <br />interest. Mr. Bohlmann and Mr. Koeth agreed with the suggestion of raising the glass. This could <br />reduce the expansive EIFS in the center around the sign. Mr. Cline indicated this could possibly be <br />done but informed the Commission that the glass is already 12' high. NIr. Bohlmann inquired if the <br />brick could be added a couple courses above the man doors. <br />Ms. Hoff-Smith questioned the material of the canopy in the back. Mr. Cline told her it was canvas <br />and it also has built in lighting. The canopy on the front is metal. <br />Ms. Wenger asked the plaza owner to describe the plans for the site and streetscape along Great <br />Northern Blvd. Mr. Shill and Mr. Brown said they are in the process of investigating a sign package <br />for entire shopping center as well as streetscape. It is their intention to present this in Spring 2006 and <br />may be done in phases. They are currently reviewing the leases with all of the tenants, as they each <br />have different criteria. Mr. Bohlmann asked Mr. Schill to look into replacing or cleaning the back <br />fence. <br />Mr. O'Malley thanked Ms. Wenger, along with Mr. Brown and Mr. Shill for their efforts. However, <br />he said being that Value City Furniture will become a major tenant in the plaza, they may not be in <br />line with the timetable being outlined by the property owner as it relates to the back fence and buffer <br />area. He said any improvements to the site should be tied into this application. Mr. Bohlmann said <br />perhaps we could incorporate the rear fence improvements with the approval of Value City Furniture. <br />Mr. Durbin had concern about two-way traffic in the customer piclc up area. Ms. Wenger said that this <br />is a pre-existing condition and the dock is not being extended further. She asked if the pick up area <br />could be placed on the north side area. This was discussed; however, as it is behind another tenant, <br />Hollywood Video, this may not be possible. <br />6
