The store front sign is approximately 250' from the right-of-way. No ground sign will be requested. <br />Two elevations were presented to the Commission showing different sign options. Mr. Lasko said if <br />the center section is to be re-worked on the front and the height of the glass is raised, then in order to <br />keep everything proportional, the area above the glass will need to be reconfigured and reduced. The <br />applicant said they are a major anchor in this shopping center and feel this is a very small request to <br />ask for. Several members indicated they like the border on the sign. Mr. Schill said in the future, they <br />are planning several ground signs along Great Northern Blvd, with grouping of three or four tenants. <br />All pole signs will be removed. <br />The Commission discussed that they wanted feedback from the ARB before the proposal was <br />considered by the BZA for sign variances. <br />R. Koeth moved to table Value City Furniture with the following recommendations: <br />1. Would like to see the center glass portion of the building raised beyond 12' to <br />differentiate between the other two glass areas. <br />2. Raise the wainscoting brick higher than the man door and carry the theme across the <br />whole building. <br />3. Submit more detailed site plans. <br />4. Move the customer service area from where it is presently to the north side of building <br />behind Hollywood Video if possible. <br />5. Make sure that electrical wire on the back of the building to conform to building code. <br />6. Dumpster will be enclosed. <br />7. Submit a plan to replace fencing behind Value City Furniture and behind the whole <br />property. <br />8. Rescale the border along with the sign. <br />J. Lasko seconded the motion, which was unanimously approved. <br />Mr: Lasko thanked the. owner of the property and representative for being present this evening. He <br />said it shows a tremendous amount of commitment to the property as well as to the City of North <br />Olmsted. <br />Ord. 2005-95 <br />An ordinance amending various sections of Chapter 1138 (Senior Residence District) of the North <br />Olmsted Zoning Code in order to clarify and update development regulations for the Senior Residence <br />District. . <br />Ms. Wenger said that this ordinance was reviewed by the Zoning and Legislation Committee as well <br />as Building Commissioner Conway. She highlighted the major changes by section. <br />1138.01 Intent. The phase "Future Development Program" has been changed to "Master Plan". <br />1138.02 Elderly Defined. Change the term "elderly" to "senior citizens" as the trend for these types <br />of facilities is to be as age inclusive as possible. <br />113 8.03 Use Regulations. The same type of main uses and accessory uses are permitted. One thing <br />added was the Conditional Use for medical offices serving off-site patients. The conditional use <br />7
