Mr. Yager believed that the developer over all had done a pretty good job and the rear elevations <br />would need final approval by the city engineer. However, most developments of this nature have <br />a gazebo or some type of common area or center and it does not look like that is going to happen <br />on this phase of the project as every inch of the land is being developed. The entrance sign is <br />nice, but the Yard Master drawings are not nearly as sophisticated as the detailed drawings of <br />page 15 where it shows the mounds to be 6 to 8 feet high at the time of planting in the landscape <br />buffer area. Per Mr. O'Malley the previous lighting plan could be sufficient with it noted an <br />additional light pole is to be added and the updated association notes submitted. The safety <br />department approved the 600-foot hammerhead street. Mrs. Hoff-Smith questioned how <br />comfortable the City Engineer was with the drawings and if he had any objections to the plan <br />moving forward with the patio issues pending. Mr. Durbin indicated that he could work with the <br />applicants to resolve the engineering issues. <br />R. Koeth moved to approve the proposal for Shadow Wood (Bradley Road Cluster) of <br />30898 Bradley Road, which consists of the construction of a single family cluster home <br />development, with the following conditions: <br />1. Streets will have concrete base with asphalt overlay and concrete barrier curbs per <br />Planning Commissions approval. <br />2. The cul-de-sac will be more than 500 feet. <br />3. Lighting plan is to show new light pole from the motion of the Planning Commission <br />meeting dated 6/14/05. <br />4. A 25-foot side yard setback is reduced per Planning Commission's request for sidewalks <br />on both sides of the street. <br />5. A 20-foot buffer of undisturbed trees be maintained along the northeast area between <br />the two developments. <br />6. Grading plan and draining plan must be approved by the Engineering Department. <br />7. Landscape plan is to be more specific, landscape materials are to be outside the swales <br />and detention areas and heights are to be specified on final plans. <br />8. The Association bylaws are to be completed and submitted to Law Department and <br />clearly noted on the elevation plans. <br />9. All building materials are to be specifically identified on the elevations. <br />10. All utilities are to be underground. <br />11. Garage doors of adjoining/double units are to be the same. <br />J. Lasko seconded the motion. Roll call: M. Yager, S. Hoff-Smith, G. Conaway, J. Lasko - <br />yes; R. Koeth - no; R. Bohlmann - abstain. Motion Approved 4-1. <br />J. Lasko moved that Planning Commission recommend that Council rezone the parcel <br />known as Shadow Woods cluster of 30898 Bradley Road from Limited Industry to Single <br />Family Cluster Zoning, conditioned upon all recommendations/conditions previously <br />approved by Planning Commission pertaining to final plans being submitted by the <br />applicants. S. Hoff-Smith seconded the motion. Roll call: M. Yager, S. Hoff-Smith, J. <br />Lasko, G. Conaway - yes; R. Koeth - no; R. Bohlmann - abstain. Motion Approved 4-1. <br />VI. NEW BUSINESS: <br />VII. COMMUNICATIONS: <br />The Commission briefly discussed permanently placing Communications at the end of the <br />agenda. They were advised that they would have to address the agenda format in their rules of <br />procedures. <br />9
