Ron Kula came forwarded. Ms. Wenger reported that on April 12, 2005 Planning Commission <br />approved the Halleen KIA proposal with the condition that all of the commercially zoned pazcels <br />involved in the project will be consolidated. The proposai involves the consoiidation of eight <br />parceis, alI of which are zoned commerciai. 'T'he three parceis zoned residentially in the project <br />area are not part of the consolidation proposal. Ms. Wenger had no objection to the lot <br />consolidation. Mr. Rymarczyk said Building Department had no comment. Engineering <br />Department stated the plan is acceptabie. Mr. Kula commented that they have done what the <br />City has asked him to do. <br />Mr. Ken Felleisen came forwazd and said that night deliveries are continuing despite last <br />month's discussion about it. He indicated they started up a short time after last month's meeting. <br />He asked if tfie Commission coutd help with the situation. M.T. O'Ma1ley said the Director of <br />Public Safety or Buiiding Department has jurisdiction over the enforcement of the business <br />regulations and/or the posting of signs. The pafice department is resgonsible for responding in <br />off-hours, however, Mr. Felleisen said they do not get the police support they should. He further <br />said Mr. Kula should be acquainted with the provisions and asked that they would compiy with <br />them. Mr. Lasko feeis these aze va.tid concems and suggested a ward councilman or other <br />elected official get involved, however, he hopes Mr. Kula takes this into considerati.on so that a <br />third party does not need to be involved. <br />J. Lasko moved to approve the consolidation plat for Haiteen Kia (C & C Reaity, 27726 <br />Lorain Road; to consoiidate Permanent Parcei numBers 232-20-022, 232-I0-043, 232-10- <br />044, 232-10-059, 232-10-061, 232-10-A62 and 23I-10-063 mto one parceL W. Spatding <br />seconded the motion. S. Hoff-Smith commented that f]us has been months of working with <br />the applicant and although not reiated to this request, it stands to credibility and asked the <br />applicant to be a good neighbor. The motion was unanimously approved. <br />Suburban CoDision Center, 26618 Bmoknark Road, ExL MD 1) <br />Proposal consists of an addition to existing building. Note: Variances are required. <br />Jim Orr came forward. Ms. Wenger reported that this was the applicantas £irst appearance before <br />the Planning Commission, however, the applicant attended a pre-submission conference meeting <br />with City staff, Planning Commission and ARB arclutects on May 23`d where they were offered <br />recommendations on their submittal_ This propasal involves an addition to ihe existing Suburban <br />auto structure on Brookgazk extension. The smatl addition wouPd be located in the rear and will <br />not involve the need far additional parking or extend the developed portion of the site any furEher <br />north. The addition will match the existing building in color and materials. <br />Within the General Retail zoning classification, vehicle repair establishments are permitted as a <br />conditional use, subject to the requirements of Cliapter 1118. Furthermore, the building is <br />currently a non-conforming structure and does not meet all reqwred yazd setbacks. Therefore, <br />this addition will require a conditional use permit as well as a special permit to expand to a <br />non-canforming building. Mr. Rymarczyk said there no other variances required. Mr. Durbin <br />said storm water storage is another concern for this site. Mr. O'Malley informed the <br />Commission that under code 1139.01(d) that it is a conditionat rather than a sprecifically <br />permitted use. The applicant is asking that the Commission grant a conditional use permit for
