safety on the proposed property, abutting property or adjoining right-of-ways and if so <br />requesting traffic studies. The existing site is a pie shaped lot which restricts the location of <br />the building and presents hardships in trying to meet existing zoning code requirements. The <br />commission is not bound nor restricted to placing the building in accordance to the odd shape <br />lot. The commission is within their right to request the placement of the building be moved <br />and variances be sought to ensure adverse impacts or minimized and or eliminated. <br />Mr. Sordi and Mr. Schmitt with Third Federal Bank and Mr. Orovets the Architect were <br />present to address the request. Mr. Orovets advised that he would address the 10 items listed <br />in the minutes of the last meeting. A new landscape plan was submitted which incorporated <br />Mr. Malone's request for 3-foot undulating mounds along Whitethorn, the black aluminum <br />fence is shown and called out, Ash trees were eliminated, Blue Spruce, Alberta Spruce and <br />Cleveland Select Pear trees were added and will be installed with a 2" caliber, additional <br />seasonal and perennial plantings were .added along the entrances, ground signs and <br />throughout the site. Although they would prefer having the metal roof which is used on <br />neighboring properties they will use Timberline GAF charcoal black asphalt shingles if the <br />cominission prefers. The brickscape will be installed along Lorain Road as required. ` All <br />sidewalks which require repairs will be repaired and or replaced. The size and radius 4all <br />tYiree'driveways will be altered to comply with code. The dumpster enclosure is brick with <br />light.buff colored split-face block along the base to match the building and the gates ori: the <br />dumpster area will be black aluminum fencing. The only possible variance they may rieed is <br />if'fhey are required to install an exit only sign which they would prefer not installing at this <br />time... The first row parking spaces along the west side of the building were moved to lineup <br />with the west entrance to eliminate possible traffic issues. Greenspace and two additiorial <br />parking spaces were added to the loading dock area which was eliminated. The grbund s'ign <br />wa's centered along the front bed and a parking space was removed and a small island added <br />to breakup the asphalt appearance. <br />He was surprised that the planner's memo included comments regarding the building as, the <br />building was reviewed in August and no request for changes mentioned at the last meeting. <br />The memo requests fake windows along the south side of the building to breakup the solid <br />wall and to remove a window along the west elevation and re-space the remaining three <br />windows. If the commission wants the fake windows they would use a spandro glass: The <br />height of the building is not as massive as it appears in the drawings. They would pr.efer:to <br />not r.aise the height of the main level as there is not a second floor and the roof just seams <br />high,due to the pitch of the roof which was chosen to minimize snow buildup. <br />1V1r. Lasko felt that due to the amount of time spent on traffic and parking pattern issues at the <br />last meeting the commission still needed to thoroughly review the building. The size and <br />pitch of the proposed roof in relation to the height of the main walls had mixed responses <br />from commissioners. Mr. Orovets said that the pitch of the roof was an 8 foot pitch and the <br />top of the roof was 22 feet high. He felt that the single dimension drawings were misleading <br />and the roof would not look as massive at ground level or from a vehicle. Mr. Bohlmann <br />requested the applicant duplicate the white dormers in the front elevation along the south <br />elevation in line with the added fake windows to help breakup the roof line. He also <br />requested that due to the extensive amount of sidewalk needing replaced along Whitethorn <br />the applicant install new sidewalks with barrier curbs. The barrier curbs would protect the <br />applicant's property from both natural elements and vehicular traffic. Mr. Orovets agreed to <br />dupl,icate the front dormers along the south elevation placing a dormer on either side of the <br />equipment deck and inline with the added fake windows.
