curbs along Whitethorn. The commission felt that if the dormers and window
recommendations were followed the pitch of the roof would be acceptable. The metal
mechanical solid fence which is to be 4 feet high is to be painted white to match the dormers.
Mr. Lasko voiced a disappointment that the loading dock area wasn't replaced with a
sidewalk and greenspace as the commission intended. A brief discussion took place
regarding sidewalks along the south side of the building for those who park behind the bank.
Mr. Orovets suggested that sidewalks could not be installed due to setback requirements and
only employees would park in the rear of the site. All commissioners agreed that both
parking spaces which were added in lieu of the loading dock should be removed and replaced
with landscaping and a curbed sidewalk added which the applicants agreed to do. Mr.
DiFranco showed the applicants his recommendation on how to ensure the east drive could be
reconfigured to meet code and be an exit right turn only drive by installing a continuous
sweeping radius to the right. Mr. Rymarczyk suggested that the applicants could pickup an
additional4 feet by moving the building forward 2 feet north as the driye isles are shown at
24 feet and they are only required to be 22 feet wide. That would give the rear of the site the
4 additional feet to install a sidewalk along the back of the building and still be within code:
Mr. Malone felt that the new landscape plans were an improvement but felt that the followirig
changes would insure the site would not only be an improvement to the city but to .the
abutting residents as well:
I)`,' F'ix planting key to reflect correct callout for Cleveland Select Pear trees (CL). 2). Tlie south east corner bed shows Cleveland Select Pear tree symbols but the keysliows
'. Blue Spruce he would prefer both trees to be Cleveland Select Pears.
3); Add 2 Blue Spruce trees to southwest mounds lst just west of Whitethorn driveway'2°d
t"ree place on second mound between the Honey Locust and proposed Blue Spruce, then
just west of the Blue Spruce shown on the mound add 1 Cleveland Select Pear tree.
4): All planting beds on the site need additional perennials and annuals added not just Hosta
as Hosta does not do well in direct sunlight i.e. Daylily, Rudbeckia, Coreopsis, Aster,
Cone Flower, Sedum, Geraniums, Hardy Lily, and or Creeping Phlox.
5). Front (north) plant beds should be syminetrical repeat plant configuration located just
west of the ground sign on the east side of the ground sign. Both beds could be moved a
little closer to the ground sign.
6). Ground signs planting bed should have Blue Rug Juniper added to provide color
throughout the year.
7). Proposed fence is to stop 8-feet from Lorain Road Sidewalks at both the west and eastern
property lines.
8). Entire site is to be irrigated and Lorain Road brickscape plan shown.
Mr. Lasko advised that as there were many changes agreed too including decreasing the
widths of all three driveways which would possibly accommodate an additional parking
space being added the commission would table the matter and have the applicants return with
new plans reflecting all changes. Furthermore having the applicant return would not delayed
the applicants' final approval. Regarding the west driveway needing a directional sign the
applicants & commissioners felt that if a directional arrow was painted on the drive a second
ground sign was not warranted. However, in the future if the driveway shows to be an issue
the applicants can seek a variance for the proposed directional sign.
J. Lasko moved to table Third Federal Savings of 26949 Lorain Road their proposal
which consists of demolishing existing bank and constructing a new bank with site
3
