Mr. Mills, applicant's attorney, and Mr. Dale Schxnidt were present to address the proposal. <br />Mr. Mills advised that the number of spaces would be decreased by 10 or 12 and the angle of <br />the parking spaces would be 90 degrees which shorten the spaces. The color of the roofing <br />system would match the existing buildings roofs. Mr. Schmidt reviewed that the roof line <br />would follow the existing buildings elevations and would not exceed the height of the <br />existing buildings roofs. The elevation runs from 12 foot at the west end to a maximum <br />height of 14 feet at the south end of the roof. Mr. Mills stated that gutters/downspouts would <br />be installed according to code and tie into the existing storm sewer. <br />Mr. Lasko asked if consideration was given to enclosing three sides of the proposed carport. <br />The commission was concerned that the north, west and south sides would be totally visible <br />with just a roof. Mr. Schmidt advised that the intent was to have a drive-though parking. The <br />number of parking spaces was reduced and the canopy moved back with 90 degree angle <br />parking so the vehicles could still be backed in. The west side will have a continuous curb <br />and the existing chainlink fence which has colored meshing throughout the west side, <br />provides buffering and makes visibility zero from the west. Once the future buildings are <br />coristructed the canopy parking will become drive-through parking. Ms. Wenger advised that <br />although the west is buffered the north and south ends of the canopy parking area would be <br />fully visible. She questioned why the north and south ends could not be closed. The <br />comiriission agreed that the north and south ends should be closed. Mr. Lasko stated the <br />cominission wanted the north end enclosed using the same 8 inch block/brick system used on <br />existing buildings and the south end enclosed using materials to visibly appear to match those <br />along the south ends of the buildings. Mr. Schmidt agreed to use 8 inch block along the north <br />end and suggested he could use color siding along the south side of the.carport which would <br />match the doors of the existing buildings, but requested he be allowed to start the siding at <br />least 6 inches off the ground to ensure natural water flow would not be interrupted/trapped. <br />Mrs. Meredith questioned the required downspouts. Mr. Schmidt assured the commission <br />there would be downspouts on the carport and they would tie into the existing 6 inch storm <br />sewer pipes. <br />Mr. O'Malley addressed the landscape plans, specifically that the plans submitted did not <br />reflect previously approved landscaping. He suggested the commission make their approval <br />contingent upon new detailed plans being submitted which the Building deparhnent can <br />enforce. Mr. Schmidt advised that he would submit detailed plans. <br />1. Lasko moved to approve the proposal for Exit 2 Storage of 31399 Industrial Parkway <br />which consists of adding a storage area with canopy with the following conditions: <br />1. Regarding the site plan, the parking spaces under the canopy will be designed at a <br />90 degree angle. <br />2. The canopy color will match color and material of existing buildings. <br />3. The canopy height will be consistent north to south in height with existing storage <br />buildings #1, #2 & #3. <br />4. Downspouts and gutters will comply with engineering code requirements. <br />5. The north side of the canopy will have a side wall of 8 inch block to match existing <br />buildings #2  and the south end will have like materials to give appearance of <br />matching south end of existing buildings #1, #2 . <br />6: The landscaping plan must be resubmitted in order to show the previously approved <br />and existing landscape plan in conjunction with the landscaping which will be <br />installed with the outdoor storage. <br />M. Mahoney seconded the motion which was unanimously approved 5-0. <br />2
