president of the company prefers thin brick. The manufacture of their thin brick has assuted <br />them that the thin brick will work in this area. There is a iimit to how far the building can stray <br />from the standard prototype designs. The originai color patette was bright and the new patette is <br />much lighter. The orange used at each of the entrances is to make the entrances standout. The 3 <br />color palette in the bands is to aclueve a southwest feel. The side panels aze expression panels to <br />break up the building and give it accents. He will submit photos of other proto type buildings <br />built. The roof tap units will not be seen from the streets and all ttflities will comply with city <br />codes. The faqades which will not have signs can either be flattened or keep the curve wfiieh <br />ever the city preferred. <br />NIF. Bohlnanm believed the tog planks needec€ to be toned down and fidI brick veneer used to <br />ensure fewer problems. He questioned if the Coe Ave egress would be one-way to control tra€fic <br />flow. Mr. Harkless advised that making Coe egress one-way would create a dangerous traffic <br />pattern by requiring cars to cross oncoming txaffic twice to enter the site. Mr. Yager agreed with <br />the applicants engineer and felt that the oII site distance between Loraan egress and Coe access <br />would allow the traffic to exit the site more efficientiy. Mrs. Meredith suggested using orly 2 <br />colors in the palette. Mr. Lasko voiced that he liked the 3 eolor palette. Mr. Dugas suggested <br />that the color palette would not be as bold once on the building. Applicants were asked to <br />provide a letteF from the brick manufacture assuring the city the thin brick wouid last 20 yeazs, to <br />use a 2 color patette or submit an accurate color rendering of the propased 3 color palette. Ms. <br />Wenger recomffiended the front wall (north) be straight with raised bell and the east and west <br />walls be curved arches and seek Variance # 11 for the north wall. <br />Mr. Popp the owner of the neigllboring business voiced that he is concerned with the amount of <br />i:rash from the existing Taco Bell which is biowing onto his lot. Each moming he has to police <br />his lot and he has tried to speak with the manager but doesn't seem to be getting anywhere. "The <br />existing hedges are being removed and replaced with lower shrubs vvhich will make the situation <br />worse. Fie wants something done to make sure that the on gaing trash problem is resaived onee <br />and for all. Mr. Dugas assured ZVIr. Popp that the matter would be taken care of and believed ttpat <br />the new parking spaces wlqich would not be so close ta the property line and include full curbs <br />would also help alleviaxe the problem. Mr. Popp voiced that he believed the mess was being <br />created late at night as it doesn't seean to be as bad during the day. 1wIF. Dugas advised tTiat the <br />operationat department wouid address the issue and said he would be willing to install a 4foot <br />chainlink fence with mesh to make sure loose brash is blocked <br />Mr. Bohlmarin questioaed hours of operations aud suggested modifying the haurs to ensure <br />workers have time to police the 1ot each night. Mr. O'Malley advised that the applicants' hours <br />of operations are regulated by codified ordinances.pertaining to drive through aestaurants. He <br />suggested that he could provide the applicants with a copy of the codes wluch should be <br />followed and they could also think about adding outside trash bins for their patrons use. <br />J. Lasko moved to recommend the Board of Zoning Appeals grant Taco Bell of 24247 <br />Lorain Road # 1. A 7 foot variance for bnilding front y$rd setback, (code requires 75 ft, <br />appucant shows 68 ft), sectian (1139.07). The recommendation is 6ased on the fact that the <br />site is an improvemeot 6eing made w6ich wiil enhance the city. It. Bohlmann seconded the <br />anotion, which was unanunousty approved. <br />3. Lasko moved to recommend the Baard of Zoning Appeals granf Taca Bell of 24247 <br />Lorain Road # 2. A 29 foot variance for buiiding side yard setback, (eode requires SQ ft, <br />applicant shows 21 ft), section (1139.08). R. Bohlmann seconded the motion which was <br />unaniffiously approved. - <br />9
