A 108 foot variance for ground
sign too close to each other, (code requires 200 ft, applicant shows 92 ft). Which is in violation of
Ord. 90-125 section (1163.26 (a)). J. Burke seconded the motion, roll call on the motion; T. Kelly,
J. Burke, M. Diver, J. Maloney "yes" and N. Sergi "no". Variance Granted
J. Maloney moved to grant North Olmsted Laserwash of 25054 Lorain Road their request for
variance (1123.12), and that the following variance is granted: 13. A 10 foot variance for a ground
sign too close to side yard lot line, (code requires 20 ft, applicant shows 10 ft). Which is in
violation of Ord. 90-125 section (1163.26 (b)), (note #4). T. Kelly seconded the motion, which was
unanimously approved. Variance Granted
4. hhgregg; 4706 Great Northern Blvd.: (WRD 4)
Request for variance (1123.12). The proposal consists of a new signage.
The following variances are requested:
l. A 164 square foot variance for a wall sign larger than code permits, (code permits 100 sq ft., applicant
shows 264 sq ft), section (1163.27 (c)).
2. A 123 square foot variance for a wall sign on a unit larger than code permits, (code permits 141 sq ft,
applicant shows 264 sq ft), section (1163.24 (c)).
3. A 4 foot vaxiance for a wall sign higher than code permits, (code permits 4', applicant shows 8'),
section ?1163.27 (c)).
Which is in violation of Ord. 90-125 sections (1163.27 (c)) and (1163.24 (c)).
Mr. Nagy, the architect came forward to be sworn in and address the request. Mr. Nagy indicated that
city codes require limited square footage. Mrs. Diver asked if there was a smaller sign that could be
used. Mr. Nagy suggested that the Value City sign would be twice as large as theirs if the letters are
sinaller. Ms. Wenger noted that hhgreg would have recognition on future ground signs. Whereas Value
City will not, do to the Board of Zoning Appeals stipulation that no other signage could be requested
once the large wall sign was granted variances. Mrs. Diver advised that the board was trying to be
consistent and would like the hhgreg letters to be no larger than the largest Value City letter used. The
board felt that the variances being requested were substantial as the applicant was asking for more than
double what they are allowed by code. The board felt that variances were not needed to achieve a
reasonable return. Ms. Wenger believed that if the height of the letters used in the hhgreg sign were the
same height as the largest letter used in the Value City sign it would be sufficient. The board assured
the applicant that they were not opposed to a larger wall sign but the proposed 8- foot lettering was
beyond a reasonable request. The applicant was asked to return with a more reasonable size sign.
N. Sergi moved to table hhgregg of 4706 Great Northern Blvd. T. Kelly seconded the motion
which was unanimously approved. Request Tabled
5. Boss Familv Limited Partnership; 28900 Lorain Road: (WRD 3)
Request for variance (1123.12). The proposal consists of two new office buildings.
The following variances are requested: 1. A 30 foot variance for rear yard setback, (code requires 50 ft, applicant shows 20 ft), section
(1139.07 table).
n • ,.
