Mr. Lasko moved, seconded by Mr. Malone, to recommend the Board of Zoning Appeals <br />grants Clark Gas Station of 28915 Lorain Road a 10 ft variance for side yard setback. Roll <br />call: Malone, Rerko, Cotner, Mahoney, Lasko - yes and Meredith - no, approved 5-1. Mr. <br />Mahoney voiced that his yes votes were based on the site desperately needing improvements. <br />Ms. Meredith felt the numerous variances being requested were indicative of an owner trying to <br />put too much on a very small lot. She is concerned for the ramifications of the applicant's <br />addition on the future improvements and/or modifications of the abutting property. Mr. Lasko <br />reiterated his earlier reasons for voting yes. <br />Mr. Lasko rnoved, seconded by Mr. Mahoney, to recommend the Board of Zoning Appeals <br />grant Clark Gas Station of 88915 Lorain Road a variance for exceeding lot coverage <br />(29%). Roll call: Cotner, Mahoney, Malone, Rerko, Lasko - yes and Meredith - no; <br />approved 5-1. Mr. Lasko felt the variances were necessary for the applicant to continue to use <br />their property in conjunction with the Croclcer-Stearns expansion as well as provide services <br />which is now the nonn. <br />Mi•. Lasko moved, seconded by 1VIr. Mahoney, to recomanend the Board of Zoning Appeals <br />grant Clark Gas Station of 28915 Lorain Road a variance for average foot candles being <br />18.5 under the gas pump canopy. Roll call: Cotnet-, Mahoney, Lasko - yes;lVIeredith, <br />Rerko, Malone - no; motion failed 3-3. Mr: Laslco based his vote on the applicant's <br />willingness to meet all other lighting requirements. <br />Mr. Lasko moved, seconded by Mr. Malone, to table Clark Gas Station of 28915 Lorain <br />Road's developanent plans until the applicant resolves their variance requests which was <br />unanimously approved 6-0. <br />NEW BUSINESS: <br />1. Mercedes/Porsche Dealership; 28450 Lorain Road: (VVItD 1) <br />Representatives: Denver Brooker, architect; Bernie Moreno, owner; John Dodovich, builder <br />The proposal consists of building and site renovations. Ms. Wenger reviewed that the proposal <br />consisted of building additions and site improvements to both the Mercedes and Porsche <br />dealerships. Building improvements include front and rear additions to the Mercedes building <br />and a showroom addition for the Porsche building. Site improvements include additional <br />customer parlcing in front of both dealerships, additional vehicle storage at the rear of the <br />dealerships, altering the vehicle display areas in the front setback area, modifying the driveways <br />to accoinmodate deliveries, a new decorative pavement design between the dealerships at the <br />mairi entry, stamped concrete in the treelawn, and new landscaping along the rear property to <br />buffer the expanded inventory area from adjacent residential property as well as new landscaping <br />along the front. Some signage will be reused, including existing wall signs and directional signs <br />which will be relocated. However Mercedes requests a new service wall sign, a logo/emblem on <br />the blue pylon attached to the building and Porsche proposes a new ground sign. Variances will <br />be required for building front setbaclc (Mercedes), lighting levels and signage.
