Mr. Conway reviewed the variances for signage and reviewed that although there are two <br />separate businesses they will be on one consolidated lot. The wall sign which projects through <br />the building is unique and requires a variance for a sign higher than the roof line. The two <br />ground signs are less than 200 feet apart and 2 additional wall signs are being requested. <br />Irrigation is not shown or indicated. The canopy of the addition requires a variance, and the <br />photometric plan was received earlier in the day so they have not been reviewed. <br />Mr. Collins believed the site plan was well detailed and only noted that a ground sign must be <br />located out of the sanitary sewer easement. <br />Mr. Broolcer said that the expansion is taking place to comply with corporate design standards <br />for each of the dealerships and due to both businesses doing so well in North Olmsted additional <br />showroom and vehicle storage is needed. The Porsche building will have a new Alucobond-type <br />wall with a glass base and a service drive canopy along the west side of the building. The <br />Mercedes display addition will align the building parallel with Lorain Road. The blue columns <br />and portal are the new corporate color. The north storage area is expanded and a matching <br />wooden fence will be installed. They will ensure the area is heavily landscaped to buffer the <br />neighbors and the streetscape improvements will be made. The Mercedes overhang requires a <br />variance and is designed to shelter customer vehicles. The existing signage and directionals will <br />be reused new signs include a logo and pylon sign. The Porsche ground sign requires a height <br />variance but they believe that it is in proportion to the buildings height. The site is currently <br />platted as two lots but they will be consolidated. <br />Mr. Rerlco said the truss through the window should have a metal panel to ensure all gaps are <br />enclosed. Mr. Broolcer assured the commission that the new details would look and be as good <br />as the vehicles being sold. Mr. Rerko requested all asphalt be resurfaced and re-striped. <br />Mr. Malone requested an irrigation system. Mr. Brooker reviewed that there was currently an <br />irrigation system which would be expanded. Mr. Malone said that the landscape proposal is well <br />thought out but requested to increase the number of perennials. The south western edge happy <br />return daylilies should be increased to 25, the main entrance plants increased to 45 daylilies and <br />the pardon me daylilies in the upper portion increase to 33 and finally the big blue lily turf <br />increased to 40 along the side entrance. He commended the design and plant selections. <br />Mr. Laslco reviewed the variances for 3 additional ground signs include 1 Mercedes, 1 Porsche <br />ground sign and 2 directional signs which are located at the main entrance and near the Mercedes <br />building. The 2 additional wall signs are for Mercedes service sign and logo on the blue pylon. <br />The 6 foot 7 inch height variance is for Porsche's proposed ground sign and the less than 200 <br />foot distance variance is due to the proximity of the ground signs. The 10 foot setback is due to <br />the canopy addition. Mr. Broolcer assured the commission their lighting plan would meet city <br />codes. Mr. Lasko felt that a 12 foot monument sign was sufficient Mr. Rerko and Mr. Mahoney <br />agreed. Mr. Moreno stated he would meet city codes. Mr. Malone and Mr. Mahoney said that <br />the logo above the building was aesthetically pleasing. Mr. Rerko questioned if the logo could <br />be changed out if the business was sold. Mr. Brooker said it could be changed out but the owner <br />has a 15 year lease with an option for an additional 15 years.
